Comments (11)i dont care if you use chem's .... BUT .. always a big but.. 99% of the time you dont need chems... you should never spray chemicals willy nilly without a proper ID of the bug ... and you should always mix according to instructions ... and apply accordingly .... ----- since you did not ID them .. answer these questions ... did you kill any beneficial insects? did you needlessly expose the kids [i know you are a lost cause ... lol] in killing said bugs... etc ... i used to use chems all the time when i was hooked on roses .. luckily they all started dying as they are prone to do in z5 ... the foo foo collector roses .... and then kids started rolling in .. and i just decided that the bugs can have what the bugs want... because i dont need to expose the kids to it all ... i would like to confirm a recollection i have ... the biggest polluter in the US is the home owner .... spraying what need not be sprayed.. using improper mixtures.. and improper application.. etc ... etc ... anyway buckie .... you planted them last year... they were shocked from it all .. you tended them perfectly .. and they are thriving as indicated by the great growth ... you did well ... as the learning curve increases... just skip the chem's ... i just dont think you will ever really need them ... trim what.. those branches inches from the bottom.. yeah.. even it out ... ken...See MoreNeed some help in staging... Comments (23)Regarding the foyer ,,, what is going on at the base of the staircase (by the pony wall)? It almost looks like a bar/sink or counter? I'm also assuming that's a coat closet under the stairs? My first thought was a round entry table with flowers (I love that look), then entering the house you go right of the table to go up the steps or to an "entry area" at the base of the steps with a bench. And I also see a reading nook on the other side of the foyer. If a round table doesn't work ,,, another option might be a long console table on the backside of the reading nook to help lead people into the house. A few more photos of that area would be helpful (including a shot or two taken coming down the steps). I would also treat the window in the stairwell, so the windows on each side of the front door are "in balance". I feel like the house is suffering from identity crisis. The "arts and crafts" style cabinets in the kitchen, the "tropical" ceiling fans, the "contemporary" arch/pendants over the bar, the "shabby chic" drapes and "hollywood glam" cocktail table in the tv area, etc, etc, etc and then there's that fireplace mantel. For staging purposes, I would try to clean that up. Some stuff you are stuck with ,,, for example, the curved arch over the bar with that funky archway to the right of the fireplace (created by the stairwell) and then the square archway to the left of the fireplace. Maybe it doesn't look that bad in person, but to me those lines look "off", so I would try to minimize them. This is where I think the paint color and the monochromatic color scheme actually help out. Comments (5)Tough call. We listed in January 2007. Didn't move out until May 2007 and would not have moved out should someone have made an offer. They did not, so no worries. One thought is to list 'by owner' until April and then hit it with a realtor if you have no hits. Maybe DH will move twice if he saves x% in realtor commission? On the other hand, my house was put on market too soon as it needed updates to show as well as it could have so I do feel that the DOM while correct, could just as well erase the first 5 months as it was almost a completely different house then (new paint, carpet, kitchen granite, etc.) If yours is only 5 years old it should be ready to show now. I'd put on market now and only worry about moving twice if you have an offer. And in that case, maybe you can negotiate to stay/rent it until you get to close on new house....See MoreNeed advise on interior doors! (pics)
Comments (13)sara i like number 1, then number 2, then number 3. number 3 would be just perfect as a pantry door, but i don't know how it would look if every single door were this style. in our house, for example, the first floor has 7 interior doors. IMO the third one is very farmhouse country which is great painted white and installed in a farmhouse (new or old) but would fall flat in a rambler, ranch, split level, or bungalow. even a remodeled one. door number 1 is your most versatile and will fade into the woodwork. that would be my style, don't know about yours... BTW we are converting all of our nonmatching doors to the style the previous owner picked (door 2). that will leave fewer for us to buy. but in our case, we are staining them, which is a better look for the 6 panel i think. good luck, doors do make a difference!! kren...See Moresushipup1
