Just wanted to share my 'selling' experience so far
Comments (18)Yes, the countertops are white Corian and they are in excellent shape. We have about 95 square feet of counters. Our realtor has strongly discouraged us from changing them based on comparisons to others in our neighborhood. He also said that in his experience whatever sellers have whether it is a solid surface material, stone or other, that 9 times out of 10 clients comment that it's not to their taste and they deduct the cost of changing it in their offers anyway. All of the houses in our neighborhood were built with laminate except for the 10% or so houses which were custom built and they all had Corian. Some of the homes have replaced their laminate with stone or other material. I forgot to answer another question earlier. The floors are site finished hardwood throughout all of the downstairs. We constantly get positive feedback on the floors. The only thing I can think of is that our kitchen is significantly larger than most in our neighborhood and it would be quite an undertaking to change it out any more than we already have. Maybe most buyers want to renovate to their taste and see ours as too big of a project. Comments (44)Hey, all. I thought I would give you an update. We have had one "low ball" offer ~$675,000 since reducing our house price to $749,000. We couldn't get that low so they offered on a higher priced home that had a pool (they really wanted a pool, so I think they preferred our home, but were trying to get us down, so that they could put in a pool). However, I think things are really picking up in the neighborhood. Four high end homes have gone under contract (2 at $799, $699 and $829) in the last couple of weeks, so I am no longer worried about comps. We are going to continue through May with it just "for sale" and then we'll offer it to rent, as well, beginning in June. I am at peace with either option, as I am just excited for us to get on with our lives together in Florida. Comments (23)First off, thanks to all who have commented. Chisue--to answer some of your concerns. My husband's job is VERY secure--bill collector for the local utility company. More work than ever these days. He's been eligible for retirement for the past 3 years--he can retire any time, with no notice. Also, his pension is secure. Because he's already retirement-eligible, even if he were to get laid off, he'd be able to collect his pension. He won't be commuting over an extended period of time. That's one of the big points for keeping both homes for a year or 2. We'll live mostly in the 'old' home (walking distance from his job), with me going back and forth a few times a week, and we'll head to the 'new' home on the weekends. At most, Dh will only be commuting a month or 2 or so. As to the market--prices in our town are STILL going up, not down. There are very few homes for sale in my neighborhood, because it's extremely desireable and even in this climate, they're selling and quickly. House behind me just sold in 8 days, and they had several buyers bidding on it--got what they wanted, no problem. Of course, no one can predict the future, but traditionally, even in rough real estate times, my neighborhood has held it's value and been one where homes sold quickly and easily. Another good point. I'm not sure where your assessing the house we're looking at as 'large'. It's smaller than the one we have now. First floor only has: small living room, no dining room, small laundry, decent kitchen, 2 smallish bedrooms and one that's too small to really use as a bedroom, so it will be my craft/computer room and an adequate, but by no means large bathroom. Only reason this house sounded large was that the basement is totally finished and has another bedroom, a large family room and a small office--which really looks more like a closet to me. someone else commented they hope there's a bedroom on the first floor. Yes, it's a rancher and everything necessary is on the first floor. Basement will be a nice 'extra'--and will be a great place to entertain when the whole family is over. Now, the update: We have gone back and forth over the numbers and find that there is a way we can buy this house fairly comfortably. Of course, we'll be cutting back a little--but that seems a worthwhile sacrifice. We returned for a second look Thursday evening. Were just as entranced as the first time, even with the few (very few) flaws we found. Friday morning THEIR agent called chomping at the bit, to see if we were making an offer (think they're anxious?). By mid-afternoon,we did submit an offer. And by Friday evening, I'd gotten a pre-approval for the mortgage from our bank, even though the property is a little out of their usual geographical area. Basically, if this goes through, for the next year or 2, we'll have a year-round-home and a vacation place. Not really that unusual. Lots of people do. Comments (20)I agree that a pretty linen white would look wonderful in the space. It would complement the warm wood tones of the trim and cabinets. A lighter color on the backsplash, at least until you're ready to replace it, would help as well. Perhaps the lightest color in the granite. Replacing the builder grade overhead lights in hallways is always an instant update. I would avoid ceiling fans with lights. Use uplights, floor and table lamps, and recessed lights for lighting. If you want to keep the ceiling fan, something sleek and close to the ceiling is always nice. White will blend into the ceiling and disappear a bit. I would consider a console on the wall in the living room where the air grate is for the t.v. You could wall mount the t.v. on an articulating arm to move it for easier viewing. That leaves room for a great piece of art over the fireplace. A sofa in front of the window and two comfortable chairs with their back to the kitchen area would open up the room. Since there's not a lot of room to stack drapes, you could do one panel on the outside of each window to avoid crowding the fireplace. Are you planning to replace the fridge and dishwasher with stainless to match the stove and microwave? The table size the current homeowners have seems good for the area-it allows nice size aisles to move through the space. Roman shades in the dining space in a pretty print fabric would add color to the dining space. I would definitely change out the chandelier for something more modern as well. It should hang 32-36" above the table. It sounds as though you already have your own style with a "minimalist/natural" style and there's no reason you can't use it in this house. Don't let the style of the cabinets hold you back. If that's your style, embrace it! It's not like you're looking to go full out Victorian in a 1990's house!
