How to fix porch piers? New construction - builder messup
Comments (14)Thanks for all the input! The current concrete piers for these two posts are 2' in diameter and about 18" deep. So, they are larger than the others that were poured with sonotube. The concrete guy poured these two when doing the foundation and before discovering that he didn't have a good enough plan at hand for placement of the others. Then, when he came back to finish the rest, he used quickcrete and the sonotubes for the rest of the post piers. Seems like in this case it would be easiest (due to the gazebo porch cover that is already completed) to somehow install rebar into the existing 2 piers and then pour an extension. I suggested that they brace up the gazebo porch cover for support, then stabilize the posts using stakes and 2x4's, and then cut the posts off at the proper length. Then, install a new post bracket and place the new concrete form around the installed rebar, then pour the concrete to the proper level. The "stem" for the post bracket would then be anchored in the concrete - but the post would be above it. Does that makes sense to anyone?...See MoreConstruction Financing Question - Builder Financing
Comments (19)The OP risks his funds paid for the lot (and the lot too) if he deeds the lot to the builder and the builder is unable to finish The OP says, "One builder, who does a lot of spec houses, it looks like, said that his company would buy the lot, not us, and we would have the usual construction contract for a house that his company would build." Even if that were not the case it wouldn't necessarily be a problem. While not a common arrangement it isn't uncommon either, you just use an addendum to modify the quitclaim during breach or at the termination of the contract. Commonly the builder will accept a contingent quitclaim such that the deed only transfers if the buyer refuses to make final payment. It really isn't that unusual and I can't see any situation that an attorney would let you get into the situation you are suggesting. -------------- ETA: I did an addendum for a quitclaim on some property. I have a farm in an area that requires 10 acres to build (they are attempting to keep the area horse farms). We wanted to give the foreman an acre to build a house close to the farm. Comments (242)I don't have too many concerns for me, I am heading fast to retirement age, but I do worry about the young people I know and love. Our country is becoming more and more split between the haves and the have nots. The have nots don't have the power or resources to stand up. Those with the power and resources to stand up often don't bother. It isn't personally beneficial to them. JR is the rare breed who is willing and able to stand up for what is right. Comments (10)I don't think the question is whether there is a minimum level of flooring to pass inspection as you could theoretically have just dry wall in a bathroom and cheap vinyl tile - the caveat being that the shower needs to pass inspection so it has to be properly constructed - at least in my location. Like others have posted, I don't understand what you would gain by not selecting the finishes you want and having them installed by the builder. This would be especially true in a bathroom where there is presumably a shower of some kind which requires waterproofing of some kind and has to remain intact in order to preserve its integrity as a waterproofing system. Also there are "finishes" in a bathroom (and elsewhere) that also are generally categorized as low end builder grade - e.g. counters, faucets, sinks, shower fixtures and even toilets - why the focus on the tiles specifically? As others have posted, finding skilled tile workers to properly build a shower and even just install is hard and presumably your builder is skilled and hires skilled tradespeople so you would be better off using his expertise and labor base and then also being able to deal with any issues direclty with him rather than chasing a tile setter/tradesperson you located on your own....See Moreladybug A 9a Houston area
