I have an update and would love to get some feedback before I order the final accessories. (Demo begins one week from today!) I got a quote for replacing the vanity with white cabinetry complete with a sitting area, plus hardwiring of sconces. The costs all added up to too much for me, so I'm sticking with my vanity and overhead lighting location. I feel great about my choices for tile, bath tub, paint, and fixtures. My worry is that all the little accessory details won't quite work together, diminishing the beauty of the bathroom as a whole. I need to buy the accessories soon; here's what I have in mind. With overhead lighting instead of sconces, I prefer one large mirror. The mirror is by Pottery Barn, a wooden frame with gold gilt, 72" x 36". Perfect size for the space, very very very hard to find. This is technically a floor-length mirror, so I hope it can be mounted horizontally! PB customer service was useless when asked. The lights are also PB, polished nickel. For practical reasons, I ruled out any overhead lights that take type B bulbs (too dim) and have fabric shades (too hard to clean). As a big plus, these are on sale for $170 each. Do they go with the mirror and the rest of the room? Chandelier is PB, 18" diameter, antique brass, UL-listed. This will be over the tub on a dimmer. It was hard to find a chandy that's not too big, ornate, and/or expensive. Knobs and pulls are glass and polished nickel from Restoration Hardware. Towel ring, TP roll, and hook are Ballard Design in polished nickel. Fabric for the roman shade is gray on cream linen. Shower bench is Signature Hardware in teak. I hope this will help tie in the wood of the vanity with the other side of the room. Towel warmer is polished stainless steel (no nickel option) from Signature Hardware. If anything doesn't quite mesh or looks wrong, I would love to hear, as well as any suggestions for alternatives!

This is a well-planned vanity/mirror/window layout. Your drawer base needs to be the same width as the window--right now it stops several inches from the window molding, making the backsplash look funky. But going to the end of the molding means the shower curtain is going to be even more pinched. I would measure the distance from the window molding to the edge of the tub surround. The window being so close to the tub/shower is throwing off the balance, so don't just focus on the mirror side or you won't be much ahead. This vanity looks balanced because the sink base is much wider than the drawer base. The sink is the focal point, as it should be. The larger mirror gives additional prominence to the sink area. It's not competing in size and shape with the window. With a large mirror, you can mount your sconces through the mirror for the best task lighting. But you may have to do an overhead light. I would move the outlet anyway. So now you need a plumber and an electrician. I think what's going to make this all work is if you can fit a larger sink base to the left of the window, which I have my doubts. If you just replace that vanity with a longer one, you'll get a better mirror placement but it will still look jammed in there unless the vanity is planned for the space. You're talking custom to do it right.

We have a modern bathroom with a vanity size similar to yours. Below is a link to the simple Kovacs sconce I chose that has worked well. Seems to me that with new counter & vessel sink the only thing significantly raised is the bottom of the sink. You’ll also have to do some plumbing modifications to add under sink piping & of course now there’s a problem with either where backsplash was with the old counter or with the mirror which starts at backsplash height. Of course you’ll also need new faucets. It’ll be like pulling a thread. Do you like vessel sinks? They‘re decorative & generally a lot more costly than a bathroom sink which you can get for less than $100. If you already know it’s hard to find a 40” counter (I don’t know that), then how about get a new counter, you can get a quartz or granite remnant from a stone fabricator, get an undermount sink to maximize counter space, and have the vanity built up from the bottom. I know that can be done - a frame built to raise the vanity. Check out having vanity professionally refinished to clean up the oak - or professionally painted if you want to change color. Can’t say how much this will cost but how long will you be in this house & how much inconvenience is the too low vanity for the people using it every day? That will tell you if it’s worth it. It’s also a value add improvement to house.
