Complete Remodel

My house recently flooded and damaged all three floors of our house. We are currently in the estimation phase, and I am feeling overwhelmed thinking about reconstruction. Any advice is welcomed.

I’m scared of picking out materials and making any other decisions.

I can only post four photos, so I’ve included ones of our master bedroom, main floor, kitchen.

So sorry this happened to you. The damage looks extensive. I'm not a designer, but I'm going to advise you to engage a designer since this is practically like fitting out a new build. Many people would be overwhelmed by having to make this many choices. At the very least, use a kitchen designer (if you're replacing the kitchen) and someone competent at a flooring store who can help you coordinate your flooring choices. Once you choose your flooring, then choose paint colors. At some Benjamin Moore stores (flagship stores) they have color consultants who will come to your house and help you choose colors for a nominal fee. Sherwin Williams probably does something similar. You will not get much help at the big box stores. If you are not an enthusiastic and confident do-it-yourselfer you should seek out more help.

This forum is great for suggestions on tweaks, or you can set up a vote for two different colored items if you're having trouble choosing, but we can't offer a comprehensive design for multiple rooms. Good luck, and engage an insurance adjuster if you're having trouble getting enough money from your insurance company.

My husband did ours and it's not rocket science. You may be talking to high end contractors who want a big project. Just purchase it yourself and find a good handyman to install it. These big design build firms aren't interested if it doesn't cost $$$$$.

Here is what I had come up with without moving walls but moving the entry from the mudroom down. This would give a perimeter with overhang of 25 1/2" + 48" between perimeter and island, with a 24" island with overhang would bring it to 26 1/2" and that would leave a 3' wide walkway behind the island. Andre would have to move the sink in the mud room though but if he's not willing to move into the media room, this might work.

I concur with Jake's comments. You should also measure the distance from the drywall to the center of the flange of your current toilet. The most common size is designed for 12" rough-in from the drywall to the center of the toilet flange (use the two bolts as the approximate center). There are also toilets designed for 10" and 14" rough-in, but you will have fewer choices. Many folks also now choose toilets that are comfort height and with an elongated bowl, but its up to you. I have found that the big box stores have a decent selection on hand, and you can order other models online with free shipping. Bruce

If you think it's tough making decisions while being there,how difficult is it from miles away? People on forums will tell you anything as long as they don't have to pay for it.. Playing that game always results in change orders and change orders are always expensive so tread lightly.

Your opportunity is this: Look more closely at how you live. Now it’s time to look critically at how you live in your current home.

Ask yourself the following questions about your current living situation. Spend some time on each one and be as critical as you can:
- What do you like about where you live and what don’t you like?
- Which rooms do you prefer to spend time in and which do you rarely use?
- What is it specifically that you like and dislike about these spaces?
- Which functions of your lifestyle do you feel are well-addressed and which ones are not?
- If you could improve just one thing, what would it be, regardless of cost and practicality?

Please accept my condolences. It's an overwhelming task. My fireplace just sprung a leak and ruined the walls and three week old paint job in my great room. I get it.

You sound a little overwhelmed. You probably want to find a designer to work with to help you create a cohesive plan.

I see the remediation company has done their job. Other than color choice and flooring choice, the insurance company will only replace. Anything else will be at your expense. There won't be a lot of choices involved. If you want to update something, now is the time to do it. But, you need a plan and organization.
