Design Dilemma living room Furniture

Furniture Placement Help!

I am having trouble figuring furniture placement in my awkwardly shaped condo. While the main living space is a good size, I’m having a hard time envisioning his flow and function. I would like to have a dining area for 4 with the possibility for 6 and main focus be the tv and not necessarily the corner fireplace. The back wall with patio doors is 18.6 ft and the kitchen island does not have seating but a standalone piece. Advice and wisdom needed!

How about your tv on the left wall of the living area with seating facing it, a chair with a small table next to the fireplace on the closet wall, and your dining table on the wall to the right of the kitchen. I'd get a table with leaves so you can extend it when you have more people.

Congratulations on the new home! When deciding on a room arrangement, consider both the space and how you live. Unless you want reclining chairs, sofa facing the fireplace, then the fireplace is too high for a tv. So, then it should go on the other wall. What type of furniture? The most flexible type is a sofa and 2 chairs. Why? -can be rearranged in several ways -can be used to lie down on -guests prefer their own seats, so you have a total of 4 seats if no one uses the middle of the sofa Maybe you rarely have guests. Fine......then is there is reason you want a sectional with a chaise? You may have a good reason. It will work....just make sure there is a reason you want it. A chaise on the end of a sofa makes for an awkward furniture arrangement. If you are talking about a sectional with a chaise........that gets into what I call a "trap" (hard to get in and out of and forget a coffee table). So, get what works for you.

Thanks! Room is 15’9”x16’18” Walls on either side of fireplace are 69 inches. Small walls opposite fireplace (including the one with the door to the deck) are 45 inches. Any suggestions for dimensions and placement of end tables or sofa table?

The couch in the last picture is too large for the room. Which way do the French doors swing? Will you be opening/closing them? Try the other couch facing the FP (put it just past the window bank) with a chair on each side of the FP. OR put it on the window wall with a chair to the right of the FP and the other chair to the right of the French door opposite the windows. Please post a picture of the actual room.

Thanks @Beverly - this is meant to be a 'light' and neutral room. Sort of - I struggle with that because I like color and the neutral gets boring to me. I thought gray/tan would work together - I actually just bought that rug which is supposed to have the grays and browns pulled together lol. I should have pitched my idea here before buying. Thats def interesting with a more square art above the fireplace! I will have to play with that. @Patricia Colwell - thanks for making me draw the scale diagram. Def a useful exercise! Here is an image of the measurements and the logic behind my bench/daybed. Its one of my fav spots to sit and read as its south facing and looks out into my backyard.

Just two people. @Tara thank you for your advice! Love the chair and table idea beside the fireplace. I’m concerned about the dining table placement. If I put the table against the wall, will it not block the walkway and flow? Would it be awkward placing the table in front of the island?

I would put TV on the short wall by the FP so both could be enjoyed as a focal point. The TV gear can be stashed in the closet behind it. Float a 3-seat sofa perpendicular to the balcony sliders with two swivel chairs opposite it; all of them around a coffee table. Place a drop leaf dining table against the "south" wall. Only one leaf needs to be up for the two of your, and it can be pulled away from the wall and opened for guests. If you only entertain a few times a year, consider renting extra chairs for those occasions. If you do dinner parties more frequently, two chairs can slip under the two ends of the table and two could flank it on either end. A third pair could go in the second bedroom until needed. Mixing and matching chairs can be interesting, and pulling them from other rooms works too.
