Are these drywall imperfections normal with new construction?

How dirty should new construction be?
Comments (11)I don't care if the terminology is "broom clean" for them to turn the house over to you. Lumps of mud is miles away from even being close to broom clean. Yes, broom clean at the time of turnover would be fine, but damage to your cabinets and other things because they're tracking in mud in not acceptable. I sure hope the GC understands it will be HIS nickel that fixes any of this. But, the bigger problem is the flooded basement. BIG problem. If you are supposed to be moving in in two weeks, why is the garage roof just now going onz? It should have been installed when all of the other roofing was done, i.e. dried in stage. You need to be able to dertermine if that is the sole reason that the basement flooded. The only way to do that if no rain is expected is a garden hose and spray it on the roof to see where the water goes. Make SURE that happens before you close. There are some serious red flags here and it's time for come to jeezus meeting. Whomever is the hotter head, let them schedule it and let them rant a bit. Whomever is the cooler head should follow that up with notes of all the stuff that is wrong, giving the GC a list and a deadline to make it right....See More?Extensive Drywall Damage on New Build ?
Comments (9)Although I've never seen a Modular home constructed I'd assume this to be normal. I seriously doubt that the integrity of the walls were compromised. Rather you'd be looking at stress cracks in sheetrock due to the lifting, placement, and fastening of modules. I'm confident that with some Liquid Nails adhesive and long course thread screws these gaps between modules would be tightened up and never reappear. Note, I have no direct knowledge of modular construction but have a comprehensive knowledge of swimming pool and pool house (standard framed) construction. My experience has always been that a structure which has generated cracks in the sheetrock have been from settling out of level at the base of the structure. I've seen this settling on both monolithic concrete foundations and footers under joisted sub flooring. As long as your slab stays put I wouldn't expect the cracks to reappear. Comments (13)I have been painting for 30 years and use regular primer over regular drywall and using eggshell topcoat and it comes out fine. Yes, you can see the seams a little sometimes, depending on the quality of the drywall finisher and lighting. Comments (5)If there is active construction happening, the ducts may need to be cleaned once the construction is complete. Dust easily makes its way into the air system and is going to continue to be circulated. You could try an air purifier in the mean time to clean the air inside your condo....See MoreZac Harris
