ADU with 3 car garage

I am looking for a design build contractor to convert 2 car garage (400 sq ft) and expand up to 1000 sq ft 2bd 2ba ADU. Also, build a 3 card garage attached to the 1000sq ft ADU.

For others looking at this idea, the conventional minimum that I've seen is 32' wide, but if you have small cars you could squeeze three cars in to a narrower garage if there's nothing on the sides and you are motivated to do so. In my city there is a lot of hail so I have seen people do this, but it's not functional if you're doing it regularly.

I'd go for House #1. Thinking, get out that bad rental, and who knows really when #2 will be ready. Developers make all kinds of promises that don't come through, and you sure are right about the pricing. (will leave out long, nearly identical story that happened to friends, pricing left them in a pickle) Also, I know you're thinking playroom now, but not knowing how old your kids are and how long you plan to stay in this house, I agree with pixie_lou and lyfia's assessments. In the long run, I'd take storage/work area over an extra room to clean up any day. Nobody spends time in the side yards - choose the best backyard and then front yard/neighbors. And that's house #1. You will be happy when you see your electric bill that you are not facing west! Another pro for house #1. Just my thoughts. Hope this helps!

Convert part of 3-car garage into mud room?

We did this with one of our homes. We had an oversized 3 car . The garage entered into what was a “mud room” but it was really a expanded hallway with hooks on the wall. It was too shallow to build the mud bench we had hoped to build. So we bumped out that area into the 3rd garage stall. We didn’t delete the front portion of the garage keeping the garage door etc. This worked out wonderfully because all of our garden tools, lawn mower and kids bikes etc were stored there. this actually ended up being useful . We have owned four homes. 1 regular 3 car. A four car. The oversized 3 car I’ve described above and now we are in a small two car. The three car with that conversion was our best.

@Atanas M, you do realize that is is a forum used by people around the country and even around the world? Wouldn't it make sense to give your general metro area? You might get some actual recommendations instead of the responses you are getting!

We did a similar project in Los Angeles back in 2011, but also added a basement under the guest house. The number that @Joseph P mentioned isn't far off from what we paid 10 years ago (the low point in RE in Los Angeles after the financial crisis), so it would be quite a bit more today, but the basement part did add about $80k to the project, which you wouldn't have. Don't forget to add driveway and landscaping, that wasn't included in the numbers above.
