Old Fireplace Suggestion?

Hello!

I have an old fireplace that I really am struggling with. At first, I wanted to gut it and get a new modern simple design but someone said it just paint it white (mason primer and then acrylic) as it would be a cheaper and still effective method. Can anyone give me their suggestion? I feel it is an outdated eyesore and my goal is to get the house ready for Airbnb. If I painted it white I wonder if there is a mantel I could put on top. Definitely seeking your opinions and thank you!

In the early 70's we lived in a rental with a fireplace that had been painted white. What I always recall when people contemplate white is the soot that gathered above the firebox in a semi circle. It doesn't take more than one 'forgot to open the flu' episode to get smoke stains. If painting is the most cost effective--I have like the dark gray painted fireplaces. From other posts, I see people clad the brick in a flat stone..I am sure that costs much more, but it is a beautiful alternative.

I know you didn't ask about the lighting, but may make a suggestion? Lighting has a lot of impact in a room as far as atmosphere goes. Much better than ceiling lights: a table lamp or wall sconce in each corner at chest height.

There are diff products you can try. I stained my concrete with a semi transparent stain and it looked nice. lasted many years. You could try it and then seal it, or just be prepared for touch-ups every 4-5 years. you use a large container sprayer and then have someone backroll it. with the semi transparent, you really won't be able to go lighter, but you would be able to do a diff color in that same tonal range. If you want lighter, you'll have to go w/the opaque stain or deck paint. they come in a ton of colors is the concrete sealed now? if you spray water on it, does it absorb or just sit there? prop wouldn't hurt to do a light sanding/griding just to make sure you have pristine surface to restain. If that concrete was actually tinted during the mixing process, you could try acid-washing it to see what you end up with. test a small portion w/the acid and see what color you get. even if you can lighten it up a bit, you would then be able to stain it w/more of brownish tone to get something like this. 'this one below is the acid etching. you may want to call in a company that actually does these stamped decks and see what they have to change the color

Owners really like this Delta Essa 9113 faucet (Build. Home Depot) and the brushed nickel 9113-AR-DST is only $162 on Amazon. Be sure to check the specs for hole size and clearances. What will you do with the other two holes in the countertop? The faucet ships with an Escutcheon but you'd have to mount the faucet in the center hole -- check hole spacing -- to use it.

Have they been cleaned? For me, the biggest offender is the pink walls, I would figure out a different paint color. Next, the old fashioned sheer valance. Sorry but nothing there would be better. Looks like you have a “ greenhouse” window. What’s with all random items? That spot is great for plants or at least lovely decorative glass ware. I am not a fan of stuff hanging all over. The colander hanging off the cabinet, stuff on top of the fridge, is there no room to store fry pans? The scatter rug. After I chose paint I would coordinate a nice rug and center it under sink. My kitchen in my 50’s split used to be builder grade cheap cabinetry. Yours looks so much better than mine did. Hard to see the floor but it looks nice from the bit I see.

Hi Philip, I have two thoughts here, one you could ask the person installing the vinyl siding if they have a strip for the facia in the same material, I’m sure they have something that matches. Naturally, it would need to be very thin as you mentioned, there’s not much overhang. Another thought would be just to Paint it and seal it really well and then put a large rain gutter up. Basically with that you won’t see much of the wood and It would seem that with the height of your roof pitch you could really use the rain gutter. What do you think? :-) D

Please don't hang that piece of art above the FP. It is too wide and too tall. You could get a wood mantel that would sit over the current one and add more character. Art should be about as wide as the firebox opening, hung about 5" above the mantel.

Nice job! now I suggest that you bring the white into the rest of the room with some pillows or other accent pirces, greenery in large white pot, etc.

Looks great painted. Now you need to add a fireplace screen. Do you burn real wood or gas in this fireplace?

Gentle suggestion - check with your homeowner's insurance agent re: using a fireplace in a rental. Many companies will not cover fire damage (if you have a FP) while the home is used as a rental. Many owners install a permanent (screwed into the surrounding brick) screen to prevent the renter building a fire.
