Need advice on layout of TINY kitchen
Comments (21)Ok, you have loads of good ideas going already. I'm on the road these days without access to my design software so I can't help much just now, but I will throw into the mix that we have an 18" dw for a family of 3 and it works out JUST fine. Most days we just fill it and run it once at night (and I like that I'm using less energy and water by running a FULL dw). Sure, after a dinner party it would be nice to have a bigger unit, but in general, the 18" is more than adequate (and VERY MUCH more adequate than the 0" dishwasher - that is, none at all! - we had before the remodel!) Also, a slightly OT question which I've been wondering for a while now: why in general are 18" dw's considered a step DOWN and a 24" DW drawer (which, if I'm doing the math right, probably holds less than the 18"er) is considered a luxury item? Comments (14)seriously, this has turned into such a joke. The latest advice is basically to switch plans, but switching house plans is not an option, (nor would i want to) the foundation is in and construction is underway, so when I said it is a new build and there is time to change the kitchen, I meant it as, there is still time to change the kitchen because it is still a blank slate, I did not mean the whole house can be changed. Changing house plans is not an option as stated many times. I choose to delete my previous comments because clearly this is going no where and no help will be given for the item needed. Thank you mama goose_gw zn6OH and remodeling1840 for being the only ones to give actually useful advice on the topic asked about. Rather than attack any comment I said that involved me not changing plans. Yes, I may not have wanted to hear "change plans", but you didn't want to hear me refuse that either. I see on this site that they say it is ok for myself to not like the ideas, clearly it is not, because I refused the change and proceeded to get no additional help, rather reasons why I should still change. I then was judged about how I used a "generic" online plan for my "special lot," yes, because I need the money that would have been spent on a custom one to be put towards building. (I looked into the costs, in my state, this was the much better way to go for my timeline). I still do not understand how a kitchen that is attached to a dining nook and over looks the family room is not functioning. It is very much functioning to a parent that needs to be able to be in the kitchen but still easily contain their kids in the room that the kitchen over looks and be able to sit at the table and work while they play. Which is why I said several times, this functions perfectly for me and my family. I don't know what stage of your lives you are in, but that is the one i am in, I am not in one that is surrounded by entertaining people. I am in the grow my family stage, so this is the set up i need. I wish you could've just trusted me the first time and do not know why i even feel the need to explain absolutely everything to you people, but you keep trying to act as though I have ignored and not cared what you were saying when that is simply not true, In the beginning I would thank you but the politely decline and revert back to needing kitchen layout help. but as things kept getting brought back up time and time again, it got to be quite annoying having to constantly hear the same thing that I said wasn't an option. You are correct, you don't know what you don't know, but for you, you did know that changing is not an option I would consider, yet you tried to keep giving reasons why I still should. They were necessary to make it how the other designers want it, but it is not their wants that make my home. Comments (59)Some other issues on the main floor, the full bath on the right side - the placement of the toilet == a straight view from the front door foyer. The way bedroom 2 closet is designed, by having the rods on the short walls, there's less hanging space than if the entire long wall was used. Making this a full sized reach-in closet would free up additional space for the full bath (to be rearranged to get the toilet out of view) Agree with above that the dining area is probably too small (you didn't answer what the plan is for dining? Just you & your children/SO or is everyone in the household regularly going to be at that table?) Also, in the Master: - it's a looooooong walk for whomever is on the far side of the bed to the facilities - also, one has to squeeze by the toilet area to get to the closet?? What if someone is using the toilet and you need something from the closet? On the lower level - it's a very awkward space. I don't think I quite understand the full expectations for its use? Will both tour in-laws and sister in law be down there? Who has to use the no-toilet bathroom that is off of the patio? Comments (31)I love jan’s drawings but her posts remind me why designers get politely fired! I myself have let go two in my life, the first one being the first time I ever tried to use a designer without knowing it was possible one might not listen to a client, the other was one whom I brought in to stage a home before selling it, because I knew my own room use, layouts and decor choices were not the market. I paid the consultation fee but hired someone else who came up with a different plan with my existing furniture. The house sold fo $35k over asking, one day on the market. I’m sure Jan amd others have many stories to tell about how happy they were to say goodbye early to a client. These things go both ways for sure. As for advice given on Houzz, I certainly don‘t expect the OP here to take my suggestions, and it is easy to imagine she and her husband laughing uproariously over how out of their world my ideas are. In the end she and her husband might decide to go with every single thing jan has said it is what jan wants to do. But other designers, creatives and the owners themselves standing in that room can and would come up with other successful plans for a delightful functional space Wish it were my house to decorate because i can see where I would have a lot of fun doing it and having others share What I created.
