Comments (23)There are too many things with the existing house that affect a new design that can't be fully addressed over the internet without complete information. An architect or competent designer should visit in person and do a proper as-built. Things like the basement (originally you said there wasn't one) and what opportunity that presents, the existing windows and where they overlook (e.g. side windows only into a skinny gangway?), any rear yard, the middle bearing wall (if any), other structural items (e.g. the rear stair and old porch as it looks in your house was common to have a separate roof structure), plumbing requiring soffits, etc etc. are just some items not completely addressed. It sounds like you have had contractors and at least a drafter visit, maybe it is time to enter into a contract with an architect or G.C./design-build that has an architect, to continue to the next level....See MoreFloor plan help (elderly mom moving to retirement home)
Comments (8)Can you visit a couple units to see how others have laid out their places. Less is more in this kind of place. Keep it light and simple. Orient as much as possible furniture to face windows. Living room: --Left wall: Some kind of storage unit for TV and books. Could be freestanding bookcase with shelf for TV. (Photo is just for layout, not style or colors) --Right wall: Sofa with a chaise at the far end for TV watching, reading, looking out the window. --No sofa but two armchairs, one a recliner for TV watching, reading, looking out the window: --Nesting coffee table that she can use when having company. Should be up on legs for airiness. Left corner: --Small round bistro table--tulip table? in corner with a simple upholstered chair that can be pulled out for company aand a drop lamp over it. Make sure all seating is high and supportive for ease of getting in and out of the chair. Get washi tape to block out all pieces to make sure there's plenty of room to move around. Too often older people bring way too much stuff and miss a chance to create a new, airy, open and safe space. Comments (79)cpartist - you get the prize. Yes it is. The dairy/breakfast sink is in the peninsula and the main workhorse/meat sink is under the window. Besides for your opinion about the aisles, what else strikes you as being problematic here? Thanks Lol. That explains the large dining room and table, too. :D So the meat sink requires more space for prep too? Will you have others helping in the kitchen with prep, cleanup, etc? Corner sink is very bad. Just have one sink if you are set on the small island and peninsula In a kosher kitchen, two sinks are really needed. One for meat and one for dairy. It's also why the OP has two dishwashers. Did you tell us why you can't move the kitchen to the upper right handside above the garage? No corner sinks. I'm still a bit confused. Which is the actual layout as it is now before doing anything?
