Comments (20)beware of the "welcome to my garage look that you can get with a wider driveway and less interruption of the view to the garage that the tree now provides. Also consider more than the stairs. Do you want to get more space out of your small front yard for purposes other than mowing exercise and a foreground to your house? If so, consider a retaining wall or more than one with a walkway and steps incorporated through it. I don't know if this street and/or your personality makes it such that you would want to spend time on that side of the house or not, but you should go through that mental exercise. I don't have a problem with bisecting the lawn to make a walk/stairs that would re-center the attention of the curb view of the house from the driveway to the front door....See MoreHelp - we screwed up faucet choice! Comments (7)We have the Kohler Demi-lav sinks with Kohler one-handle Purist faucet. Dh told the fabricator where to drill the hole for the faucet. (I was away from the house at the time). My sink was too far from the faucet, so when the plumber came, he was able to "jiggle" the sink a little further to the back, before it was siliconed. Since the sink is a drop-in sink, I would think you may have some lee-way....before giving up on your faucet. (I don't know if money is an issue, if you would be able to return your faucet) However, as a result the sink is a little further back from the front of the counter than I would have wanted....See MoreOur architect screwed up. This may be the case in the area you are familiar with, and maybe you should include such a disclaimer, because it is not the case on the municipalities, from the Canadian border to the Gulf of Mexico-west of the Mississippi river including Minnesota and Wisconsin, that I've worked in. A simple plot plan is usually sufficient, and all thats required. "Without a survey, how would the municipality know if the new setback was in compliance with the zoning ordinance?" The municipality originates the zoning ordinances and compliance is coordinated, and sign-offs often required, by the planning/zoning and building depts. "Because of the time it takes to get a survey, I advise my clients to call a surveyor at our first meeting.If the basic footprint change was explained to the surveyor early enough, it is possible that the surveyor would have alerted the homeowner to the potential violation because in my experience local surveyors know the local zoning regulations better than anyone."
