Comments (13)Really like @Nancy Ingram's suggestion - the “chaise lounge to enjoy the view” is really great. @Lou Pimentel We mocked your room to dimensions but for some minor simplifications. Here are some initial thoughts. In the following layout (styled Boho-Glam just for example), the two chairs in the main seating area can both be rotated back to face the windows and the fabulous view. A divider could mount your TV, and create privacy for the dining space. The great view can also be enjoyed from the dining space. There is also a separate conversation space that we feel does justice to your room’s diagonal corner space. As one enters the room, the eye-line is guided towards the kitchen back wall with storage and some decor. This wall could be highlighted more as well, but in the overall look, we feel better this way. Comments (3)I agree with the architect the living should be next to the kitchen as conceived, with a dynamic ceiling and views. Wet bar does not mean you have to leave everything out on a long counter. You can section off a work counter/ice/ref on the stair end and the remainder can be storage cabinets under the tv. Recess the Master door in line with the tv wall (may require flipping the bath/closet, have to address). Ditch the powder room, SF is just too scarce. The pantry I'm torn on, they eat up space, but with a moved wet bar area and Dining in front it may be acceptable to have it breaking up the view and connection to the kitchen....See MoreHelp with Living Room/Dining Room combo remodel layout
Comments (2)@3onthetree I have added full floor plans to original post -Front door is the one near the stairs. -Stairs are actually 17, if you count the 2nd floor as a step :) -9ft ceilings. -2nd story is kid zone: 4 kids bedrooms, 1 Jack & Jill bath and a playarea -Wedge for stairs measures 25" to its lowest point on the wall. (Picture below) -I'd love to put the stairs somewhere else, but can't figure where. -No basement, on slab. -I'd love to utilize that twin closet area, walls can be taken down, ceilings in both closets have the same height as the main floor....See MoreJohn Deamon
