Any chance you could move the window? The door on the right wall? I agree that the refrigerator is too close to the sofa in the FR. I also think you should be careful about how much space is b/w the refrigerator & island...my CD refrigerator is 31" deep once you count the doors & handles. If yours has similar dimensions, that leaves you w/36" b/w the island & refrigerator...a little tight, but livable if you have two doors instead of one. Yes, keep the recessed lights. Wall oven...while I do agree with Live_Wire_Oak that you shouldn't be limiting your future choices to 24" ovens, I did do a search and found approx forty 24" double ovens. Of what quality and "features", I don't know. BTW...you're probably not receiving emails of follow-up postings, even though you checked the box requesting them. thanks alice and everyone here that have been so helpful. I'm up again after 4 hours of sleep but this time because of middle child throwing up... another thought since extending into the family room even by a few feels too cramped i think. what if i left the peninsula one level but put my prep sink towards the window and had my main sink on the center island? on the peninsula, people could still sit and not be too concerned of splashing- kids could sit and finish up homework and not have to clean up since we have the kitchen nook- i could prep and still talk to people and rhome , the fridge would be just a few more inches right although not inbetween? i could also use the main to prep if it is clear of dishes i could have my cleanup sink with the dishdrawers right behind me and above that I was planning to have glass doors anyhow to house glasses and glassware- this way i keep all everyday servingware close at hand. if i extend that island a little bit i could also fit my prep stuff at the end of the run next to the stove so i can still access this if there were dirty dishes and i wanted to prep in the prep sink.- kids could wash hands in the prep sink or fruit and the bev center would be at the end of that run. then, because i don't have to hide a cleanup sink, or be worried too much about splashing, i won't have to extend too far into the family room? does that make sense.

You asked where to start. In order: 1- As Cook's KItchen says, start with the professional inspection. 2- Since the house will be sold, get comparative market analyses from three very active agents in your area for selling prices as is or fixed up. 3- Then write down your budget or your parents' budget. Think about how the fix up expenses will be paid for- will the costs be added to the as-is purchase price? Or will the expenses be a gift from you or your parents to your son? If you understandably just want to get started doing something, prime the red walls with two or three coats of primer. Pick a warm off white that is a bit darker or more colorful than the white plantation shutters and (presumably) white woodwork in the dining room.

3onthetree Thanks so much for your feedback! as I explained above to isabellagracepan, the renovation will happen prior to moving in because we’re already in a temporary apartment and don’t want to live in the house with the dust etc created during a renovation. I agree with you entirely about seeing how we use the outside space. i love what you did about bumping a mudroom next to the garage! We’re seriously considering that. It’s tough bc we’re trying to balance living space vs more utilitarian spaces that are practical. For example, we have no need for an informal tv family room plus an entire room used for a formal living room. I wanted to clarify something on the floorplan that I realized wasnt on it from the listing green is the location of the laundry, side by side washer and dryer Purple is a full bathroom for the downstairs level. Vanity, toilet and shower. I was thinking since there’s currently a living room and family room, i could make 1 our tv watching space and the other a combo of dining room and small seating area (a couple of armchairs) that could be easily moved when entertaining a larger crowd.
