I have a lot of Austins but I don't have Scepter' Isle. The reason is that it has a very strong myrrh and that is not my favourite scent for a rose. I also like a bloom that stays fairly tidy and this one tends to look fragile. Austins do really well in the PNW in regards to disease problems but some do turn into a soggy mess in a downpour. They also require a rich diet and lots of water which of course they get naturally in the spring and the fall. In my opinion, Austin has bred better soft pinks.I find it interesting on the forum in that with the Austins people has the greatest variance of opinions. If Caruth or Zary put out a good rose, everyone seems to agree that it is a good rose but not the Austins.

I'd suggest getting rid of the elements where possible..for example you have both a shelf and a towel rack-there are many shelves that combine hooks or bars for towels or even both. Go for wood/bamboo in these. Check Etsy for shelves like these, both vintage and handmade..or maybe you're handy enough to DIY. I wouldn't move the shower rack to the opposite wall even though it makes sense-it requires for you to turn when showering..a little thing but once I sprained my back like that:) Think whether you wouldn't want to borrow a deeper color for your walls, from your curtain, say, a shade of green. Darker colors generally do great in small light-less spaces,enveloping them and giving them the liveliness. Light colors reflect light=no light and they have less to reflect, so mid tone colors in spaces like bathrooms and bedrooms with not a lot of light can work very well-they hold their own, so to say. Definitely bring a plant. I don't know what plant would be considered Zen...they're all pretty Zen to me. Just find out what works in darker damper spaces. I know ferns, maybe stag horns, some kinds of orchids..Justina Blakeney's blog has Plant-o-pedia, where you can read about dozens of plants and a care for them. But I'm sure the internet is full of suggestions. After that, I'd consider a rug that reminds me of nature. If you craving something happier-then maybe pattern of leaves etc. If something calmer-wooden mat, teak or maybe bamboo one, would be great. There are all sorts of rugs like seagrass that always look cool, calming, and nicely textured, but I don't know about them enough to recommend them-maybe they withstand the moisture not that great. I hope other posters will chime in with more experience in different rug qualities.

Thank you for showing the overhead shot, "one picture is worth a thousand words" so it answers a lot of the questions. So, you are on a hillside, and the house behind you is higher, the house across the street is lower, and even the street is lower, right? So the big windows in the master bedroom and bathroom are less of an issue, but still, you'll never have the window covering by the tub open. And the "covered entry" is in fact the front door; that wasn't clear in the first plan. It also answers my unasked question of why so few windows on the south side, but there's probably not as much light anyway because of the hill and houses, and you don't want the uphill neighbors gazing down into your public spaces anyway. What kind of sight-line separator do you have from the house behind you? We live in a flat area but with enough of a slope that from our upstairs window we can look right into our neighbor's new pool kitty-corner behind us. They have an 8' stockade fence and will be planting trees, and I sure hope they are 18' cedars so we can't see the pool. How will you use the space between the garage and house? Seems like a great spot for a courtyard patio, but it's kind of inaccessible from all but the closets. You could have a personal hot-tub there, though :) Views: my favorite views work like this: When I am in a room, I'm usually doing something. Dressing, working, reading, cooking, cleaning, whatever. When I am moving between rooms, that's when I appreciate views. I love a glass passageway, with some kind of view. Or I love a dining or desk area with a view. Bedroom, not so much, I'm hardly in there with my eyes open lol. Speaking of desk area, do you need a home office? And are the two storerooms enough storage for gear?

Danny, Keep in mind that with a lake house, the back of the house is almost more important than the front because of the view. Look at McAlpine Architects Lake House designs for inspiration. You'll see McAlpine uses lots of naturally stained wood walls. Here's just a local lake house in Wisc front and back. I think you want as much porch as possible
