Comments (7)My is 6 year old bush. I see here quite often lists with roses that are doing well in TX. Perle d'Or, Marie Pavie, Belind's Dream, many Teas (not HTs)vand Chinas, etc. They all defoliate here from BS and not in just my garden ,so it is not my cultural conditions or something like this. So I challenge you, I think our BS is worse :). This is all about optimal temp for BS spore development, especially at night when the leaves are wet. We have it from spring till fall, 65-70 deg at night are the areas with the worst BS. You are warmer and this helps. Contrary to commpon believe "very hot and huumid" is better then just hot and humid. You should have more BS in spring and fall then in summer. Comments (6)We have 2 of the KA KUDC10FXSS dishwashers and I love them. Yes the vent is on the side and as a precaution, I leave the adjacent cabinet door slightly ajar when I run them. They are very quiet--we have an open floor plan so I was worried about the noise, but you can hardly hear them and they clean so well! Our backup choice for DW in same price range was Samsung 400 or 800 model. My brother loves his OTR LG microwave (we have the countertop version)--it's Model# LMH2016ST is 2.0 cuft and gets good reviews online. For a slide in range, the KA looks good as does the GE Cafe and Profile. The Kenmore brands look nice as well and seem to have good reviews. Comments (8)Marys1000 has a reasonable concern. What we have found astounding is the universal lack of communication. How does anyone get anything done? I mean really, no one talking to anyone. Not even within the same bank. A short sale is out as it requires way more than the defaulting owners are going to be willing to do. I suggested a deed in lieu of foreclosure - I'm familiar with those - but this is a property with a small first mortgage in favor of a town (for a business improvement loan) a large second (the large bank that thought it was the first, ha, fooled them) and another small third to a different consumer lending company that thought it was a second. (Ha, again) All told, the three loans total over $100K than the FMV of the mortgaged property. Yet, we had worked all the math out, done our due dilegence and had a price in hand we would have paid the Bank and taken the property subject to the senior lien and the outstanding tax and municipal liens. Living through this FUBARB - I am losing any sympathy for the lenders who got themselves into this mess. The two national lenders the Bank and the Finance Company - when they did the refinances, either failed to update their title records or relied on a title company that did a very poor job. The senior lien should have been caught at the time the Bank did the refi. But, this is "the" house and we'll hang in there. Probably all the way through to the second foreclosure sale. After all, we have our money from what we made selling our house - making money - it's not going anywhere. Comments (33)Oh, I really like that little house out back. #27 I think in the photos. Those houses are lovely, but too big to live in, for me. We 'grew up' playing in a Kirtland Cutter home and it had some of those same details. Similar sized rooms, but more like photo #14 in style. Interior (back in the day) And now....this is the largest room and it's not as big as it looks in the picture. Believe it or not, the balcony used to be the master bedroom and the other bedrooms were on the opposite side of the house. The library, dining room, sunroom and other main floor rooms were all smaller than this one. It was for dances and such, back in the late 1800s and early 1900s. Now they have weddings there and I'm guessing those upper level tables are probably bistro sized....See Morebpath
