Making this home a house-addition to cabin
Comments (13)On making the laundry a passageway: I could put a door in the bathroom (it would be tiny-less than 3'. The Bedroom (#2) is my son's room and would be a pass through. In this plan my son's room stays his room. The room in the front would be a playarea and I may remove the hallway wall to make a decent size area (decent-still small.). Here are the other 2 senarios: 1. Bedroom#2 becomes playroom and or dining/craft as the kids grow. 2. Bedroom #1 and #2 are made into a Master. The bathroom is still small and we just recently remodeled so I'd have to say no more changes other than considering the door you mentioned. Table seating: Yes, the island would be our primary seating for the kids breakfast and lunch. I do want a screen deck or patio as we live in SC and love it outside but are unable to since the mosquito is our state bird.:) I would LOVE a booth/banquet with a bench-husband hates this idea but would tolerate. We currently have table in the top right off the kitchen area but it's tight. I was thinking we'd have room in the new family room but I may be wrong. For Kitchen: I'm sure you can't tell by my fantastic drawing but I left 4' on the work side of the island and 7'8" on the chair side. The island is approx 4' or 4'8"X 12' I'd like a huge island but this may be too huge at the cost of a table as you mentioned. I'm trying to visualize the switch to bath for the pantry/laundry area (assuming this isn't pass-through) I think I'd have to create a hallway to the bedrooms so the kids can use the bathroom without walking through a more public area. By adjacent to the older home for the pantry location do you mean off the old living room before the kitchen? I do want the kids rooms to be close together. Yes, I do also think the kids as well as guests would use the MBath (I am great with-husband does not want but said he's ok if there is a door to close off the MBed. And, yes the Gigantic bed, No, we are not giants, lol. It is a log bed made from huge log timbers with King mattress(present from my hubby) It's more like 9'long. But if I don't tuck the comforters into the frame it balloons out our room is 13 1/2' wide upstairs and the extra 1/2' would be nice:) I didn't mention the septic is on the bedrooms side of the current home which is why we cannot just bump out the bedroom#1-also gas and HVAC is there too. (why I didn't put the screened deck on that side(noise)...but we will be looking at the vehicles in the driveway for outdoor meals. Oh, yes the inset fridge. I could probably make the window a little larger and inset it 1' so it almost matches the cabinets but allows for full open (it's a french door/bottom drawer freezer) with our budget we're keeping all our appliances and buying a gas range if we have enough $$ left. All our current are stainless and new kitchen cabinets are white shaker style cheap RTA wood that my contractor sells at a really good price. Granite in a whitish (we were going to do marble on the island but can't imagine the etching and marks on a piece this large looking anything other than bad:( with honed black granite for cabinet walls runs as we can't afford soapstone. Comments (11)Thanks for the feedback! It's much appreciated. A little more about the table clearance (which I agree is an issue, I'm just not sure if it's a deal-breaker...) I think the layout as drawn has between 2-4'' extra inside the U (between oversized inside corner clearances and clearance around the range), so I don't think the aisle space between counter and table will be worse when built with a 1.5'' counter projection. Our stools project out 13'' at the bottom (widest part), so they shouldn't be much of an additional obstacle. And I just re-measured the wall/counter to table clearances around the dining table in our current rental and it's 33'', 32'', and 23.5'' (the fourth side is open to the living room), so I guess we're used to a tight squeeze! Although having the open side makes a world of difference, so I really am listening to your concerns. I do also worry that a shimmy that works when you've just turned 40 could become a more significant issue as we age, since we're planning/hoping for this to be our forever home. @bmorepanic - it's funny you should suggest that layout b/c I've been noticing a lot of home decor articles lately focused on having a large table in the center of the kitchen. So it would be both very stylish and of-the-moment, yet completely fitting in our Victorian. Your layout also makes clear that it would make our kitchen feel huge. The downside is I'm not sure I like the total openness between kitchen and dining. I was hoping to get away from the feeling of "I'm eating in the kitchen" - but that may be unavoidable in this space, so perhaps I should just really embrace it. I think I'd also miss having a seating option that's puts the sitter closer to the stander's eye level (if that makes any sense). Very good food for thought, though, as it's an option I hadn't seriously considered - thank you. @missingtheobvious - an earlier iteration of the design had smaller clearances in the corner (that couldn't accommodate a lazy susan or pull-out) but I forgot when we changed things around and decided that a 30'' range would be better than a 36'' one in this space that we now might be able to do more with that corner. I love the convenience of just having to open a drawer to grab a pot, but if we can really capture a significant chunk of new space, that would be great. I'm going to take @hollysprings advice from another thread and mock up some drawers to see what will really fit in them and see how much the extra space is needed. Thanks for the reminder to do this. @localeater - I purposefully didn't include any seating inside the U as I think I sit enough during the day and need to force myself to do more standing! ;) I love the idea of a round table. We've just been using the table we already have in the design (which has a leaf, so it can seat 8, 10 if we squeeze) but a round/oval table with a leaf would give us some more inches where we need them. I'm off to hunt for round tables so I can add them to the layout and see what that looks like! And great idea about swagging the light. In our current rental, when we extend the table, it's only possible to do so by moving it away from the center of the ceiling fixture, which drives me a bit batty. So I'm into a creative idea for being able to position the table in a way that allows for maximum traffic flow for everyday, while being able to move it for entertaining (when people expect to squeeze a bit anyway). The original pic at top of thread was in mid construction so of course it was not welcoming -- very ugly it was (or perhaps you were referring to the original house with white siding that had overgrown burning bush that obscured the circle pavers). Either way the result is an improvement for sure. I am very glad we decided from the good advice on this thread not to do plantings around the circle entry courtyard as I like how open it is now with just a garden around the birch (future garden that is). emmarene, We are definitely still doing the glass railing around the deck over the garage. Comments (44)@RappArchitecture: I get what you mean now. We would like to do this too, but not sure how the roof lines would work. Right now we have a basic ranch house with plain gable roof, sloping in the front and rear. The right (bedroom) side will be extended with a gable coming out from the front of the house, similar to @lyfia 's pictures. We were planning to do something similar with a gable roof porch cover coming out from the other side of the house, and obviously it doesn't work if both roofs drain into a flat spot between them. We are all for extending the porch to the right, but without doing a new roof system (reason we are redoing our plans), I am not sure how it would work.
