Comments (2)Maximizing resale value here is putting away the plans and moving. You are planning a very expensive remodel here that you will NEVER recoup the costs from. Which is OK if you plan to live there long term or are willing to pay for the increased livability as an expense and not an "investment". Comments (3)Ah, but you only *think* this will be less expensive. These projects not only always cost more than you estimate, you have to live in dirt for what seems forever -- costly in terms of peace and sanity. I was somewhat OK with your plans for the second story. When you got into completely rearranging the first floor rooms, you lost my support. (Like you care! LOL) DH and I lived for 30 years in a house about the size of yours (only one child though). After DS moved out we combined two BRs to have a larger master BR. Didn't hurt our sales prospects; still had a total of three BRs, three baths. The new house we live in now was bought to be a "remodel". I am so grateful we did a teardown instead! All New is always better than Partly New unless you have a historic home. My advice would be to spare yourselves a lot of money that you will NOT recoup and months/years of living in a construction site....See MoreMudroom Addition to Elevated 1st Floor
Comments (12)We would build the slab at the level of the ground where it is at now, so we would either dig down to make it level or add a small amount of fill to make up the difference. I was wondering how it would look to have the mudroom be tall enough to accommodate a staircase going up to the entrance, and still have a carport attached with possibly the same roof line or off of the mudroom roof....See MoreRemove dining and get an additional bedroom?
Comments (35)Sorry that I got too intense. I noticed that Nick wasn't engaging with any comments that seemed personal or critical, and I imagined that could be because he was feeling marginalized. Probably wild imagination on my part! I've noticed that many (possibly the majority) of OPs mention resale when they are considering making a change in their home's function, but often the resale is not imminent. If the sale is a decade or more in the future then it doesn't matter what future buyers might think, to me anyway. Only Nick and his household can know if this amount of dining space is sufficient for them. My reading of the original post was "we want to make this change because it would work well for our household, but we are worried about what hypothetical future buyers will think." Maybe I'm reading too much into all of it! Again, sorry for the drama :)...See Morechisue
