A bathroom exhaust fan should produce 4 air exchanges per hour. Your bathroom is 7 x 7 which is 49sq.ft Assuming an 8' ceiling the total volume would be 49 x 8 = 392cu.ft We want four complete air exchanges per hour so that would be 392cu.ft x 4 = 1568cu.ft per hour. There are 60 minutes in an hour so we divide 1568 by 60min and it equals 26.13cfm. You currently have a 50cfm fan, which is twice the size you really require yet your having problems with the mirror fogging up. I suspect your problem is not the fan. Nature abhors a vacuum therefore a fan cannot push air out of a room unless there is provision for an equal amount of air to enter the room. You can test the theory by running the shower and leaving the bathroom door slightly ajar to allow more air to enter the room. Generally they make a slightly higer gap under the bottom of a bathroom door to allow more space for makeup air to enter the room but in some circumstances that does not provide enough makeup air. The solution then is to install a duct through the wall to an adjacent room and put a grille on either side. That will allow the additional air.

In the picture, black is the current layout. Green is the change if only shower was made bigger and one door would be eliminated. Red is a complet demo, removing the wall section between two toilets. All the water lines from upstairs are in the section of the wall that is between two toilets so removing this wall would require a major move of water lines to the side and there would have to be a section of wall kept behind new toilet and vanity. The door from master would have to be framed and move to the left as a pocket or barn door. The drowing is disproportionate. It is all very cramped in there Current shower is only 26"x26". But may be replacing vanity for a wall hung vanity in the larger bathroom would change the feel. It will all have to be torn down and replaced including removing subfloors as they are rotten. So either remodel will be a lot of work. What should we do?

Hello, Since you are planning on keeping the vanity cabinets with dark granite countertops along with white subway tiles, I think an easy solution would be to bridge the gap between the countertop and the subway tile by using a white marble look floor tile with dark veins. Below are just a couple of tiles I found on Houzz. I think using light-colored floor tiles would keep the bathrooms from looking too small or dark compared to using darker floor tiles. Are you also planning on painting the walls? I think painting the walls in a gray color would be also a quick and inexpensive way of making sure the whole space looks good. The current paint color looks like it's on the yellow side and I think your tiles, granite countertop, and the brown vanities would definitely look better if the yellow walls went gray.

We are adding a bath and went for a larger version of this floating vanity - ours isn't installed yet, but I really like the idea of making it easier to clean the floors (and that's a good idea if you're hoping to age in place!). You do need extra support, so it's worth being sure of that before choosing a floating vanity. I like the look of a floating vanity - the Ikea Godmorgon would be fine with me except that neither is this a DIY job nor is there an Ikea store anywhere near here. A truly floating vanity may not be feasible anyway, because the plumbing runs down through the floor. On the other hand,the pipes are close to the wall, and because the room is so small, a box enclosing them would not be visible (nor would the pipes themselves, I realize). it will bum you out if you redo your bathroom and sell your house only to find they've ripped out your new bathroom to do what they want with it I would probably never know! The seller of this house and I never met, and if I were to sell the house within just a few years it would be to move out of the area. In practical terms houses in the immediate neighborhood go to first-time buyers who are financially stretched and can't afford to make any large changes for a while. While I love the idea of putting in a retro bathroom I might feel differently if there were anything original to work with beyond the door and window frames, and if the flowering of mid-century design had reached bathrooms by 1951. I have some pictures of original mid-century bathrooms that I like, but they are all from houses built about a decade later. Some of the design elements in them have now come to be considered fresh and new. Thanks for your comments.
