Holly - from the KDs I talked with, all of them were figuring the Rev-a-shelf, so I wouldn't be surprised if yours is too. Most of them didn't even seem aware that K&V made one, let alone that it had the gas cylinder. I haven't used the Knape & Vogt one, so I honestly don't know how much of a difference there is between the two...I'm just going by other things that I've had the gas assist cylinder available for in life and those worked more smoothly. I'd hate to steer you toward something that I have no first hand experience with...so, definitely look into it more. I didn't find a lot of info out there on the K&V. I did wind up buying mine online through Home Depot, but I didn't see it at the stores (when it arrived, it was shipped directly from K&V, I think) - it seemed that they had the best price that I was finding on it overall. Still more expensive than the R-a-S one though. Mine's sitting in my basement just waiting...I wish that there was an easy way to test it.

Hendricus, I'm not sure we'd be successful--probably somebody would get carried away. Also, whatever this is, it's a seep, not a stream. it's happening INSIDE somewhere. Brody, that's not a bad idea--but I just applied one of those "caulking" strips, and it still *looks* pretty well sealed. I'll remember it, though, when we get to the final "put it all back together" stage. No roof leaks, decker173; this is a second-floor apartment, and the water arrives after a shower, not after a rainstorm. I'm trying to get a hose that attaches to the tub spigot--but of course, if the valve is leaking, the hose won't help much. I don't know what other source of water to use, though--not sure how to get a hose to attach to the bathroom sink, and I can't get one long enough to reach around the apartment building, up to the second floor, and in to the bathroom. Well, maybe I could--but I'd need 2 floors worth of hose. I tried testing the assumption that this is splash water from the wall, that runs down to the tub, and then out and over the edge (bcs there's a tiny slant to the tub). So I caulked a dam at the edge of the tub. Water has built up there, but it's not THAT much, and the pathway down is still wet. I'm justing having a hard time believing that THAT much dampness can arrive on the wall below the tub from THAT source. I *finally* got DH to agree to take the escutcheon plate off the valve part of the fixture, to see if the valve is leaking. It turns out that, since there was no water or wetness or anything behind the cement board, he thought that meant it couldn't be the valve. So I'll try that. Once I said, "of course not; the cement board is impervious, no water CAN get behind it. But it can run down the FRONT of it, between the cement board and the Swanstone."

Here's why I personally feel buzz words don't work. It's a little like custom features. Everyone's idea of what "luxurious", to use one example, can vary wildly. Even words like "large" can often be disputed as what may be a large backyard in your own neighborhood, may be a postage stamp in someone else's. We've sold FSBO three times and each time when we let the buyer do most of the talking, we discovered interesting information about their home search. And with every home we've had buyers who were downsizing. Had we wasted time in our ads or trying to convince them that our "fabulous deck area" will sell our home, we would have found out that maybe they don't want the maintenance of a deck. Or that the deck they currently home is massive compared to ours. For the majority of people, a home will be the single most expensive thing they ever purchase. So it stands to reason that most of us don't want to over pay. Superfluous adjectives create high expectations. And whenever those expectations aren't met, the buyer sees that as an opportunity to create objections in their own mind in order to offer less. The idea of the ad is just to get buyers in your home. Period. When the buyers show up, you want them to leave thinking that the property has SO much more going on than even the ad promised. That creates value in the mind of the buyer and it pushes them to make a decision because they know their competition (other buyers) will probably be feeling the same way.

NewEnglandgal I think it’s fine. Here are some ideas on what you could do to build it down a bit if you still think it’s too high. You could put some pretty brackets underneath. Or another board flat to look like an apron under the shelf! I think these designs look great and they have the stone too. Don’t want to catch your Christmas stockings on fire! Maybe that’s what they were thinking. Also the further back your furniture is I think it is actually better tv viewing. You will have room for a nice coffee table too.
