Smick, the roof is polycarbonate panels from LHS, they come in clear, white, smoke and green. dcarch, we hope for snow and hardly ever see it here in central Arkansas, Sorie,the southeast, Sunnyca, it's not real square, but the doors and vents work fine and with a lot of caulk and paint on my part it looks fair and I had thought of the sign over the door idea, DH suggested "The Win-Door Astoria", since it's made from windows and doors.Thanks for the ideas. Comments (9)So sorry to hear of your surprises and the delays. Yes, we've been there, too. Sometimes it's better to have the rough weather come and test our work earlier rather than later. We moved into our house in the spring, and saw that we might have a drainage problem caused by a very large concrete handicap ramp blocking the flow of water away from the house. We'll have to get around to removing that ramp, we figured. Sure enough, soon enough, one night we had a deluge (the night before we were hosting a large family celebration, of course) and found water coming into the basement. Maybe the ramp was causing water to pool, we thought. We looked out back and saw -- a lake (!) ten feet wide and twenty feet long, and a foot deep, against the back of the house. I have fond, ridiculous pictures in my head of my husband sitting on an overturned bucket, in the rain at two in the morning, holding one end of a garden hose under the water level to siphon our lake down, through the hole of the hastily disconnected drier vent, into the drain of the laundry tub in the basement. No, it wasn't fun to put off thinking about cabinet styles and appliance choices for the kitchen, while we removed the ramp, fixed the gutters and downspouts and attended to the grade around the house. And removing the ramp led to the restoration of the whole back porch and the need to restucco a section of the back of the house. Ten months later, I almost have a finished kitchen. Comments (68)My opinion on pot fillers. If the pot is too heavy to carry to the stove when the water is cold, I sure don't want to carry it to the sink when the water is boiling. For the effort/cost I don't need one. YMMV, though. I wish I had run my layout by gardenweb members for feedback. I wish I would have thought about a pull out cutting board. I haven't had one for about 30 years and had adapted. Would really like to have one again. The matt white Formica shows every speck of everything! Good, because I can wipe it off right away. Bad because if I haven't wiped it off right away everyone can see it. I live on a gravel road. I rarely use my a/c. Windows are open all the time. The FX stuff I originally planned might have been a better choice. Maybe next time. I do like the look of the white, though. I really hate my upper diagonals but I also hate the blind corner cabs. The more complicated pull down/out doesn't appeal to me. Problem still not solved. I don't like what I have but I don't like the other choices. I thought and thought about this and only came up with the three "I wishes", so all in all, my kitchen turned out pretty good. I am more than delighted to have the peninsula gone and every time I think about my new kitchen I suspect my face has the orgasm expression....See MoreProp 13 and N. Comments (8)Props 60 and 90 are both directly applicable to Prop 13, which limits increases in property taxes in California. Prop 60 applies when owners move within the same county, prop 90 applies when owners move to a different county. They both allow over-55 owners to transfer the base year value of the property they sell to the new property, as long as the new property has equal or lesser value. Ordinarily under Proposition 13, the value of a home for property tax purposes is re-assessed to market level whenever a change in ownership takes place. This usually results in higher property taxes for the homebuyer. In November 1988, the stateÂs voters approved Proposition 90, which is designed to induce greater turnover of homes owned by senior citizens. The measure provides anyone over the age of 55 with relief from Proposition 13 by allowing them to move from one county to another without undergoing a change in their basic property taxes. Proposition 90 is a "local-option" law; each county has the option of participating. If a county has adopted a Proposition 90 ordinance, it accepts transfers of property tax base assessments from other California counties. If the county that the homeowner is moving from does not have a Proposition 90 ordinance, this does not affect the eligibility of the homeowner. [Please note: Proposition 60 is a similar law passed by the stateÂs voters two years prior to Proposition 90.
