Estler's Mortgage Lifter; One more time
Comments (17)My son is growing our "seed source" this year from seed given to me by my Aunt from the last planting my Uncle Bob Estler did the year before he passed away. Hopefully next year we will be able, between the 2 of us, to get enough plants to grow enough the next year to start offering seeds. At least, that's the plan. Mother Nature, as we all know, tends to laugh at our plans. My MLs this year are pitiful. And it's my fault; I should know better than to try to grow things in containers. It never works for me. Sigh. Nobody else in the family gardens and my Aunt is not physically able to grow them commercially any more. What's really sad is that she could not get any of the greenhouses around the Huntington WV area to do the growing for her. :^( Dar Jones from Selected Plants told me this spring he was going to try to grow some specifically to send to Seed Savers. I haven't heard from him yet this summer to see if he succeeded. I surely hope so! And yes, in our family the saying is "we have the better tomato, Byles just had better PR!" Comments (6)The USDA has at least parts of Baltimore as zone 7b, but it's still a fair question if the landscaper has experience with this variety doing well there. My suspicion is that the 'Yuletide' that isn't doing well was planted too deeply, but there are other possibilities that need to be investigated (root-chewing critters, planted too far from irrigation source, etc.) Since some of the plant seems to be fine while the rest looks like dead wood, I also wonder if part of the plant got damaged somehow... herbicide drift or something falling on the plant? It can take a while for camellias to "show" that they've been damaged, so the connection might not be obvious. I agree that if the dead wood gets cut out, the plant will probably survive if babied in a pot, but that's not what you paid for. Comments (52)I can answer the question. This does not happen often but occasionally both a zygotic and a nucellar seedling can sprout out of the same seed. The nucellar seedling will typically be the stronger one and be genetically identical to the fruit parent. The zygotic one resulted from sexual recombination and have different mix of genes. Usually the nucellar seedlings sprouting out of the seed (if there are any) are so strong that they take all the energy away and the zygotic sprout will not form....See MoreMortgage pre-approval, is only one allowed?

Based on experience with big box banks and my clients and other agent's clients over the last 40 years my advice to avoid those particular lenders for mortgage origination stands. Yes, the big box banks were once a good resource until they started using untrained application takers rather than well trained LO's. There have been countless times where the buyer comes in with a BoA or Chase or Wells pre-approval and is turned down for a mortgage just a week before closing. In most cases we have been able to get the buyer approved with another mortgage lender and with no issues. However, it creates delays and hassles for the seller and the buyer. Having said the above, Mary, if your LO has been with them 30 years, then you should have a much better experience than is typical for BoA, but not guaranteed. I do hope that your loan underwriting and funding goes smoothly with BoA. Edit: Just had a friend of mine make application with BoA yesterday (plus with another lender) and the LO at BoA included a $7500 grant in the mortgage application for which my friend doesn't qualify (he is not a first time buyer, and he makes too much income by more than 400% of the max gross income). This is the type of "error" I am talking about. He made application with BoA because it is the builders preferred lender, not because he will ultimately use them. And, as a note, the lender I referred him to was 25 basis points less expensive in a fixed rate mortgage than Chase (3.5% fixed, 30 yr vs 3.75% fixed, 30 yr) and only 5% down rather than 10% down (for Chase product) which is how I referred him to another lender to start. Also Chase had more fees. He had applied to Chase first. Then my lender referral. Then BoA. Approved (pre-approve) with all. But the terms and rate vary.
