With the cost of remodeling a kitchen, I would put the lights where they should be. Get a drywall guy in there and see if it's better to patch or replace. Mine was patched all over the place. It looks great. You can't tell at all. I have 6" cans over the floor areas and 4" cans over prep and sink. Here is part of it. This is before the pendants went in. Here's my idea for you. Blue lines = prep/cooking paths and red lines = clean-up paths; you'll notice that there isn't much overlap in the paths. That's a good thing, IMO. My plan echoes tracie.erin's idea of removing the peninsula and elongating the island to incorporate the posts. Your current kitchen provides a fairly tight work zone between fridge, sink and cook top; since you are the primary cook, I thought it best to keep that efficient configuration. That said, this lay-out would also work for multiple cooks. That will be very handy when you entertain, plus it makes it easier for your kitchen to accommodate groups of 20-40 people. You can use this area for buffet service, too. The bar sink is optional. The one downside of this plan is that the pantry goods are outside the primary prep area and the island is a barrier between the pantry goods and the range. But considering how much circling around the island your current kitchen requires to go between pantry, fridge, sink, cook top and ovens, it might be tolerable and if you're a Mise en Place cook, it won't be a big deal at all. You don't give us the width of this area so I opted for counter-height, wide pull-out cabs to house pantry goods instead of a tall pull-out pantry cab but you could also do a tall pull-out if this area is wide enough to accommodate that plus at least a 36" wide counter for the beverage center. Or you could opt to ditch the beverage center completely in favor of pantry storage. Oops, I forgot to include the island's width. It's 43.5 (25.5" cabs with 1.5" counter overhang & 18" seating overhang). Your plan doesn't include where the two doorways - upper left - go. If one of those goes out to a patio, having a way to go from kitchen to the patio without going all the way around would be a plus, especially if you grill a lot. Additionally, since you haven't included all dimensions, you'll need to double-check that my plan is feasible. Specifically, if there will be at least a 42" aisle between fridge corner and post and how much counter you'll have between fridge and 48" range and 48" range and lower corner.

Hi all, We've received a lot of great feedback on GW about our floor plans and kitchen layout. We would also greatly appreciate feedback on our laundry rooms. My wife and I have 3 small children. The master bedroom is on the main floor, and the kids' bedrooms are on the second floor. All of our laundry will be done on the first floor laundry, while all the kids laundry will be done on the second floor. We would like plenty of space to hang wet clothes (rods and drying racks) and an ironing board that folds out of the wall in each laundry room. We're interested in having a clothes hamper for white and a hamper for darks in each laundry room. Would be nice if the hamper was the same size as a load of laundry. Looks like we'll do front loading W/D on the main floor with top loaders on the second floor. We'd really like some help arranging everything within our laundry rooms. Floor plans for our home (kitchen layout has changed but the size of the shell of the kitchen has not) are below. I also attached a hand-written draft for the first floor that may include additional details. Our designer provided us with the following layouts for the laundry room off the master bedroom. I know it's been a while and you've probably resolved the issue, but I wanted to tell you I really like your new plan. It has a wonderful clarity about it. It also isn't too symmetrical. The central corridor is strong and I think walking through the house, from one end to the other, could be quite beautiful. It would be nice if one end, or both ends, of that corridor was more of an "event". A dramatic window, or painting.... On the left side for example, with a little tweaking, if you swapped the dressing room with the bathroom, you could end the corridor with a floor to ceiling window, or glass block like you have in the front. This would make moving towards that end of the house inviting, and would bring light into the space. I do agree the kitchen island may be too big, and may end up completely dominating the space. Less can be more, and empty space can be more valuable that one completely filled. And since you have so much counter space, I'm wondering why the sink is on the island? Why put a messy sink in such a central position in the house? I see a lot of people building sinks into islands, and I don't really understand the appeal. Why not have an island that's just about the luxury of the surface, the stone. I think the elevation is also wonderful and I have no doubt you will enjoy this house.
