We purchased a 17 x 32 gothic style greenhouse from Griffins. I have had 2 of their models in the past when I had a greenhouse business. I had the 17x48, 2 of them. I don't need one that big, so I went with the smaller one this time. I am going to sell plants on the weekends. Comments (38)Back onto the OP question, I don't believe moving from 2x4 to 2x6 should be as costly as your architect believes. MacV's breakdown is much more accurate from my experience. 2x6's were around $1 more per 10ft in my area, so the extra lumber bill was in the $3,000 range. If you order the windows and doors from the manufacturer with the jambs built for 2x6, the extra cost is minimal, something like $20 per window or door (maybe $50 for doors). Insulation, well you can spend as little or as much as you want, but striking the balance between air infiltration and price is the center of most debates. R value is great in a lab, but in the real world, you need your doors and windows to shut tight and keep the walls from allowing wind in. Worthy's mention of an exterior foam board (taped at the seams) coupled with a blown in cellulose or fiberglass is a great economical choice. He's also right about the interior walls, I should have done 2x6 there as well. Comments (28)Thanks for all the additional suggestions- Unfortunately, the doors mounting on the other side of the wall won't work either- There is a light switch on one of the walls, and the other will soon be a built int book case once the playroom moves to our basement. As far as the couch= I don't think it would be a good idea to move it as it will block the flow from the kitchen/eating area into the family room. But it's not completely out of the question. Kind of playing with it in my mind. I will eventually get cushions for the window seats. I suppose that will have to do to fulfill my extra seating desire. Gosh the french doors were an after thought. When we built the house 2 years ago, we said, wouldn't it be great to have them and so being the impulsive people we were (not so much now) we had them installed. Comments (16)Throughout the years as we have worked on the house, we have been very cautious and done everything possible to do sensitive renovations that fit the period of the house. I too hate to see lovely old houses where people have butchered them. In fact, last night as I was once again watching "Flip or Flop" on HGTV I thought to myself how sad that they are coming in and just rearing down all of those great lathe and plaster walls. We have three kids, and our "illegal" bedroom worked as a bedroom for one of them for ten years. We just stuck a wardrobe in one corner, so we know all about using a space that isn't technically a bedroom as a bedroom. Now it makes a great office, something else that I would think might be desirable to a lot of people. We know for certain that in our neighborhood a master bath would be a huge selling point. In fact, about five years ago, a Realtor told us that this is the only thing our house is lacking. I am starting to think that there is just not enough space in the existing footprint to justify doing this. We know that many people do want move-in ready which would make doing this a selling point. However, amazingly enough, in our highly desirable neighborhood many people do buy these expensive houses and then come in and make extensive renovations like additions. We always ask ourselves where in the world do they get the money to make a purchase that expensive and then immediately also sink a ton of money in the house.
