Comments (18)C&R - I believe you live in Texas? Well, Chicago doesn't have the same climate as Houston (thank god). Exhaust fans in the laundry are not required in my burb. And I have to say, I've never noticed that the washing machine raises the humidity measurably. My washer is a front loading HE washer and uses very little water. Never have I ever felt the need for an exhaust in my current laundry. Plus, my new laundry has an operable window. Anyway, it seems to me an odd requirement - don't most dryers essentially act as exhaust fans when they run because they take air from the room and exhaust it (through the dryer) outside? kudzu9 - my husband agrees with you that a 5 foot long duct does not impact a fan negatively. But most of the time this fan is not running, and during extremely cold weather the duct's air temperature (being essentially open to outside) drops to be freezing cold, and of course the longer the duct, the further that cold air reaches underneath our master bath floor, which is why he'd like to keep the duct as short as possible: we like warm toes :-)...See MoreKitchen layout/powder room location
Comments (8)Your second pic/new plan is very difficult to read, even when I click to enlarge it. Does the graph I drew accurately reflect the measurements and changes to the old plan? If you could add or describe lengths of the walls and windows on it, it will be easier to help. First, if that is your fridge in the corner, the door won't open against the wall far enough to allow you to remove the crispers for cleaning--the fridge doors must protrude past the stub wall. You could switch it with the cabinet to the left, but then you would have less room for the walkway between the island. (ETA, from your second option I see that the door opens right to left. Comments (25)So much great advice (and no judgement - thank you!) — I wanted to update, we’ve confirmed it’s only shellac! Thankfully, and we’ll be working on removing as much as possible tomorrow, with heat off and windows open. Pics below, including my husband cleaning his mess lol. Great tips on the floor - you’re points are right on, and given the work the walls will be I’d like an easier alternative for the floors for sure. The left window is actually a door that a previous owner caulked shut, but we’re planning to open and make functional again. Otherwise there isn’t much room for anything, but it would be ideal to move the sink elsewhere to have more wiggle room in the “bathroom”. We did take a quick look today at more narrow utility sink/ vanity combos, and while not perfect should be an improvement. At this point it feels that is still quite far in the future, but hopeful the shellac removal is quicker than I anticipate. Wondering about the placement of this door and if it can actually become a china cabinet or bookcase (if that's preferred).
