Did a lot unpermitted work, what should I do to sell the house?

Comments (28)Tennis elbow - lol @ bee! Can relate. Don't think I mentioned the house next door is for sale right now - has been for a couple months. So, guess what happened? Agent with whom I've yet to meet (appt is this Saturday) calls this morning and talks to DH. Asks if she can take pictures of our house to complete her presentation for us - not marketing pix - but us. DH said "fine". She goes on to say she is next door right now and and wants to snap a few. I hear DH say, "sure, no problem". She then goes on to say -btw- she's out there with clients and they aren't interested in neighbor's but are interested in ours and wants to see it. DH says we're no where near ready to let anyone look but we can talk about it on Saturday. This is what happened to me last time. Agent brought people thru before as much as a sign went in the yard and it took them six days to get everything arranged and sign the contract. The first people that looked at my old house bought it. We didn't have any idea where we we're going to live. It was a relo and it paid for temp housing for which I was very grateful. However, we lived in a Holiday Inn for 11 weeks. Two kids and a dog. I can't do that again. My problem this time is the house that I like that started all of this crazy house selling business is just in the framing stage - a good 3 months from done. Comments (33)Things really have changed since a few years ago when people expected sellers to do a lot to a house before they sold it. Even then, at the most overheated time in the market, AT MOST, sellers got back 80 percent of the money they put into kitchen renovations. Most people got a lot less. The advice now is to make everything clean, clean, clean; and make sure it smells clean. Fix everything that is broken. Remove extra pots pans, dishes, food from cabinets, drawers etc. Remove any extra appliances you're not using right at the moment, like the microwave. Everything should feel spacious, and like they could just move right in. Remove draperies and blinds so the sun shines in. (Plus all of the usual staging, decluttering things for the rest of the house.) I do think it's important to talk to your real estate agent. Unless they're bad, they do know what's going on. They can then be fully on board with the message "The kitchen needs renovating, but the owners really felt the buyers should make their own decisions as to how that should be done, and that is reflected in the price." Personally, I don't think you need to do things like replace the counters or backsplash. I don't think you need to replace appliances either, for the reasons stated above. But if you do, consider buying secondhand appliances on something like craigslist, or through some other source. People renovating a kitchen often sell appliances that are in good condition just because they are upgrading. Remember, the buyer might turn right around and toss everything in the dumpster, you don't want to go overboard. Comments (30)California requires sellers to complete and provide to a buyer, long before escrow closes, a standardized Transfer Disclosure Statement. A comprehensive list of questions must be answered concerning the home and its condition, based on the sellers' best knowledge - an investigation to answer particular questions is not required. One of the questions asked is if any work was performed for which a building permit would be required but was not obtained. It's true that certain types of projects, typically simple ones, may commonly be done without permits but what's required at sale is the disclosure of that fact. The buyer has a "take it or leave it" choice to make if such a disclosure is made and the seller is unwilling to pay to get into compliance.. A false answer to the question constitutes fraud and if discovered after the close, legal action typically will require the seller to pay for all remediation and permits, no matter what is required to do so. Comments (44)I do think that a better faucet - a pull-down style - is a low expense but big return in "first impression" points. Hopefully the sink resurfacing will be done excellently, and not look obviously a re-coat. Such little things can go a long way toward creating a favorable feeling toward the house. Good lighting would be too, and might be easily improved with 3000k (at the least) LED bulbs in the existing fixtures if possible. I always like to see some simple framing around a window and it isn't expensive or hard to do, either. Just choose a profile that agrees with the cabinets and baseboards. If you do decide to add pulls, look at styles by Hafele- they have some nice simple designs (and you want to keep them simple for sure) and not expensive. Just don't go for the cheap looking skinny 3" pulls that are builder grade. When I looked at the photos again, my eye was drawn to the empty wall to the left of the window... perhaps a print, that incorporates some of the blue from the tile, would look good there....See MoreToronto Veterinarian
