Duplex Built in 1900. What kind of heating/cooling to choose?

Hello all, brand new user here.

I just purchased my first rental home. It’s a duplex with a top and bottom unit.

There is no forced air system in the home. There are the remnants of an old coal heater in the basement and some now-closed-off chimneys in the rooms above. I’m in West Virginia and temperatures range from single digit lows to 100° highs over the year.

Both units of the duplex have an upright gas-powered space heater, as well as one electric floorboard heating unit per floor that hardly puts out any heat.

I am exploring options for heating/cooling systems. Also, I have absolutely no idea what I’m doing so treat me like an idiot, because for now that’s what I am.

Ductless mini-split seems like a good option. But maybe have a traditional forced air system installed? Or other options might be better? Please, all advice is welcome. I want to get this place up and running ASAP.

Is nat gas service available to the duplex?

how would you describe the insulation and building qualities of the duplex, ie ext doors, windows, r rating for walls, attic? Is there a basement or crawl space?..

Natural Gas is available.

I don‘t know enough about what constitutes “good” insulation to say whether or not what I have is good (remember, I’m an idiot), but... I would say it’s not very good If I had to guess. Very old house. Plus, there is a big basement with dirt floor, and an attic as well.

Hi Tiger,Ryan and Gary Happy 4th guys. Hope you're out there partying!! The Infinity system is running just great. Its so quiet inside the house that I can barely tell its on. I am so so happy with it. Its a real sweet baby. The temperature in Sacramento has been very nice these past two weeks, just in the 80's. Its kind of weird because last month we hit the 100's. I am confident though that this baby can handle it when we go back up to the 90's and 100's. As for the ducts Ryan, the flexi is attached to metal, but I don't know if its the insulated kind. But it is very quiet. I don't hear noise from the vents. I did take a peak into my attic from the ladder and the flexi is nicely layed out, no spagetti up there. Also all direct from the airhandler and no Ys. Well i've been partying all week Gary. I love this baby. But the real big party will be in the winter when its real cold outside and my living room will actually feel warm. For me that will be the biggest test because I can't handle the cold and like it very warm in the house. My old heat pump always blew in cool air when its below 45 degrees outside. If any of you will be in the Sacramento area in the future, let me know and we'll have an Infinity party or we can party Infinityly!! You guys take care and thanks again for all your help. I just did a wikipedia search on heating oil. Heating oil has 138,500 btu's per u.s. gallon. I'm assuming thats gross btu's. So you would have to have 100% efficiency to get that. I also did a wikipedia search on therm. It says 1 therm is equal to 100,000 btu's. Thats 100% efficiency ofcourse. 1 therm or 100,000 btu's is equal to about 100 cubic feet of natural gas. 100 cubic feet is 1/10th of a metric cubic foot (MCF). Right now my natural gas costs .90 cents with all fee's delivered to my house per ccf. I think it takes about 1.3 ccf to equal the btu's in 1 gallon of heating oil. Heating oil would have to get down to about $1.25 per gallon to provide the same amount of btu's as natural gas at the price of .90 cents per ccf. Keep mind the price of natural gas usually goes up in winter. Its also kind of cheap right now. Its been higher in the past. Lets look at heatpumps. At 47 degrees fahrenheit my 3.0 ton 15 seer unit produces 36,000 btu per hour. It uses 2.82 kilowatts per hour. My electricity is .11 cents per kilowatt hour delivered. Thats about $.87 cents per therm. or 100,000 btu's. Keep in mind that the btu numbers for oil and gas are less then the numbers mentioned. The number mentioned are raw heat. Your furnace will get 95% for gas and a different % for oil. You don't have that problem with heatpumps. The btu's mentioned are the real thing. The heatpump will go into defrost mode sometimes and waste energy. If electricity is a good price heat pumps can be cost effective down to low temperatures. Some utilities give discounts if you consume alot of have heatpumps. If electricity costs .20 cents per kw it might not be a good deal. Its nice to have the heatpump option atleast incase fossil fuels skyrocket again.

I am going slightly bonkers and doing an about face, now considering stainless range, off-white knobs, brass trim around the knobs. Hood still to match cabinets. Is this coo-coo? I can't see how it would look because for some reason, the white knobs on the Blue Star site are not showing up as white. I hate stainless and always loved the idea of redoing a kitchen with the ability to have paneled appliances and a colored range. But now in the midst of this, it all feels like over kill in my small-ish kitchen. And I'm noticing that while my hood and range ideabooks have all white hoods and ranges, my original ideabook of favorite overall kitchen looks all have stainless. These were my original inspiration before I got all crafty with the details: And, here is my kitchen currently - the L part is what is being redone with new cabinetry / range.

If mine, I would start with getting an insulation contractor to survey your duplex, find out what you have, make a recommendation for upgrade, and get a cost. Second, with a basement and attic, I will assume that ductwork could be installed. Two systems, one for each apartment. For an older home, think you will be better off with gas furnace/AC systems as opposed to mini splits. as to building qualities, you need good windows and ext doors. Good Luck. Are you planning for this to be a rental for both apartments or are you going to live in one?

For my own understanding, why would gas furnace and AC be better than mini splits in your opinion?

The duplex is habitable Except for it’s too cold. There is a nat gas space heater that is not yet active, but I am skeptical it will be strong enough to heat the entire unit. I’m getting it activated in 12 days to see. If it’s powerful enough, I’ll not need to upgrade, but I doubt it will be. Also, I know good heat/ac would likely raise rent a bit, and certainly improve resale value.

It will be exclusively a rentaL.

I'd recommend looking into a High Velocity HVAC system. They have pros and cons but easier to install since the duct work consists of 2" flexible tubing throughout the house and doesn't require much tearing into walls to install. I'm not trying to sell it like some do with their love affair with mini splits, but just giving you an option to look into.

Depends on installation and number of outlets but a big old house it the perfect application. Installed right 25 to 29 dB.

Compared to an decibel rating of 21 to 32 db's for an average mini split.

For an older home, I think gas furnace/AC is preferred over mini splits for comfort and operating cost. But it would be helpful to know your rates both for nat gas and electric. Try to get an insulation contractor in to survey your home. You need good DP windows and ext doors for your duplex.

Since it's a duplex with one unit to be rented, I'd install two separate - and separately metered systems regardless of what you install.

Have the tenant pay for their own heating & air-conditioning!
