Comments (16)buehl, question 1, I only got a quote from my regular painter who quoted me $1800 for the refacing. I don't think that quote is realistic as he is not a cabinet guy and simply gave me a low quote to get the business. question 2, I ordered 5 cabinets from Craftmaid to be assembled for my new island. That alone costs me $2500 and $500 labor to assemble. The total cost will be approaching $20k if I were to buy new cabinets, instead of refacing. But I see what you're saying. I certainly don't have a $20k budget but also realize that refacing won't be as low as $1800 either. Another consideration I didn't mention is our living room located next to kitchen has fire place, book shelfs, storage cabinets with exactly the same oak finishing too. Comments (6)A pergola with blooming vines will make a better impression than all that additional roof. You could try a single window in the upper part of the blue bump-out and then extend the porch roof across under it, but leaving a gap between it and the roof of the house so the brick shows. I think the way to get the right side of the house to be more of a focal and more interesting would be to get rid of the rigid hedges that look to be hugging the house because they're scared of all the concrete that is encroaching. Open that bed in a large curve that comes right out to the concrete if you can't remove any of it. Comments (1)Are any of the short walls by fridge and stove arch load bearing or contain ducting or electrical chases? I would be eliminating as many as I could to improve layout possibilities if you plan to replace cabs....that means drywall repair but worth it I think. All those jigs and jags make the room choppy. For example, removing that little wall by the fridge means you could run cabs under the window in an L-shape and eliminate that tiny cubbyhole with window. I am not sure what the purpose of the stove arch was/is but that would be high on my list of things to eliminate. What is in that short wall by the fire extinguisher? What is the space between the fridge and the doorway? If a closet, that would be a candidate for removal too. You will need to decide on how extensive you want to go and that will probably be determined by eliminating or keeping the cabs. If you eliminate them and are on a tight budget, look at Ikea cabs when there is a sale. If you keep the cabs, I would probably forgo spending a lot of money on new countertops so big box stock laminate counters should run $150-250. Using LVT tiles on the floor, painting walls, demoing the brick arch, centering stove on the wall space, removing wood valance, ditching curtains and blinds for Roman shades, and I assume updating lighting but only because I cannot see what is there are all things that could be done within a modest budget. Comments (14)Paint and window treatments! They will make a huge difference. Don't change the flooring in the Kitchen if you plan to redo the Kitchen sometime in the future b/c then the flooring will not be under the cabinets (including the island) and you will be either severely constrained in what you can do then or you will have to redo the floors again. You could change the carpeting. If it's new, I suspect it's cheap with cheap padding, so it will need to be replaced sooner rather than later anyway. The backsplash could be changed as well -- it would be less than expensive counters and might be a big enough difference for now. You could change the counters in the Kitchen, but unless a re-do is several years down the road, I wouldn't go with an expensive counter at this time. Is it just you or is there a partner and/or children as well? My recommendation? Paint, window treatments, and, possibly, new carpet. Fix whatever is needed in the rest of the home. Then, I'd save whatever is left over for a future Kitchen remodel. It looks like you have basic cabinets with no drawer bases, but I cannot tell for certain b/c I cannot see all of them.
