Building a Home Design Dilemma Kitchens

Great room after entering through foyer and walking through the kitche

This is a floor plan and wanted to know what you guys think about walking through the main entry way into the kitchen and then getting to the great room. I'm use to the space being open to the great room from the main entry way. Do you guys think this is a good plan or not?

Our master suite is one long rectangle. MBR-Closets-MBA. The entry to the bedroom is at the inside corner of the room. Walk halfway along the short wall and turn right into a hallway which is flanked by closets, each with a pocket door (seldom closed). There is no door at the bedroom end of the hall. There is a door at the bathroom end. A sleeper doesn't hear the partner's 2 a.m. visit to the toilet. No one using a sink, tub or shower is treated to a partner walking through to a closet, accompanied by a draft. Clothing stays free of moisture. Bedroom and bath have at least two walls with windows.

Haven't been back to this site for awhile but got an e-mail from another Andersen window buyer - still looks like Andersen is selling windows that let the outside in. My Andersen 200 series double hungs are great at letting the sunshine in as well as dirt and snow. Oh well - we just huddle around the fireplace all winter and stick pins in our Andersen rep voodoo doll. Come visit anytime, but bring your own firewood and warm blankets! New advertising slogan for Andersen - "We Let The Outside In!" Don't believe me - I have photos! Don't buy Andersen Windows or you will be very sorry! They design these windows to fail and no amount of 'adjusting' will fix them. Buyer beware! Feel free to contact me for the real story about Andersen Windows. --Get a good shop vac. --Buy two or three fluorescent colored tape measures and write your name on each one. --Buy a couple extra brooms and dust pans. Get plenty of blue tape, duct tape, adhesive tape. Get a couple sharpie pens and couple fattie markers and put your name on all of them or tape spoons to the ends of them. --Decide where you're going to store the old flattened cardboard boxes so they're handy when you need them. --Decide where the various kinds of waste will go--wood, plastic wraps, sawdust, etc. --Make notes of where you stored stuff--where did that turkey platter go? In what crevice will you be stuffing the rubber boots or the Easter baskets? (If you know which of the boxes in the mound in my basement contains Christmas stuff, let me know.) If you buy stuff in anticipation of its installation, decide what thoughtful place it's going to be in temporarily and tell others! (How silly--I have a wonderful vintage lighting fixture which might be right there in the jumble of boxes, but which box? And meanwhile, I had to waste a precious afternoon just to buy a $60 standby piece because the electrical inspector was coming! I'll probably be living with it for years.) ____ Be sure you have truly finished the decision making. Don't put off things because there is a birthday party and a school project and you're stressed at work. The kitchen timetable can't wait for you to have a good day. Allocate time to think clearly--put it in the calendar if necessary, whether it's go-to things like visiting a showroom or the HD, or a conversation with spouse, or a second look at Aunt Jane's fabulous XYZ, or a final, really thoughtful look at all the plans, specs, etc. Be sure you have made sensible final decisions as to siting of electrical switches, lighting fixtures, electric plugs. THINK! This part of the work is very very hard to undo once it's buried inside walls and the guy with the talent and the license has left the premises. Think through the 3-way switches, the overlarge banks of switches, the actuality of when you will want to turn something off or on. You can't say later, "oh, by the way, let's just change X." Electrical stuff is more lasting and important to your daily life in a kitchen than a paint color or the size of the soffet or the placing of the sink sprayer but you probably spent less time planning it.

Oaktown, first thank you. I thought long and hard about what DH and I needed as we aged in place before giving my layout to the draftsman. The hallways will definitely serve as gallery walls, but not my own. I love collecting art. I never hang my work for two reasons, 1. Since all my work is for sale, I'm always packing it off to shows, galleries, patrons, etc and 2. I dislike looking at my own work because I always want to make it "better". LOL. When you broached the subject, I did think the pool was part of the "loop" especially here in FL. I was trying to say that while theoretical ideas are great, sometimes architects have to realize that the site and the needs of the family are even more important and while I was able to build in a "loop", it's not always possible. Like most things in life, there are tradeoffs that architects and potential buyers need to be aware of. If we wanted to live further from the downtown hub, we could get everything we want in the house on the ground floor, including gorgeous views of wooded ponds to watch wildlife from a lanai, a walk in pantry, all rooms on the ground floor, additional land and no 13' hallways . However, that would mean we would need to drive instead of walk to town, which would necessitate a second car, and the hassle every time we wanted to come to the city which is often. A different family might prefer the additional privacy and additional land, but we love the downtown hub and the ability to walk everywhere to get whatever we need, including walking to the water to watch sunsets.

still no. the dining room makes no sense. maybe that would be an office and the 'eat-in' can be more of a 'dining room'...

In the first mock up reverse the office and kitchen . Put the powd room where the pantry is and redo the mud room including pantry in That area. The dining and office on the right side are much nicer coming in from front door . Wall off the office as you see fit using some French doors you can swing open when appropriate.

Loved this disclaimer in the garage: "Steps may vary and may impede parking"!

I bet they are charging you for a 2 car garage and the garage size, under normal circumstances, will barely fit 2 cars as is.

Forget the house plan - no matter what’s change, the garage size / steps preventIng parking anything but 2 Smart cars is a non starter for me. We always park our cars in our garage. But, to the question you’re asking, floorplan #1 - walking through kitchen to get to Great Room is a huge NO!

The layout is long and narrow. Something has to give, and I think Great Room at back is ok if these are your fixed dimensions.

The first one is definitely a non-starter -- the layout is terrible and you do not have room for an island with any kind of seating...you barely have room for a narrow island with no seating.

Remember that the aisle b/w the island and stairs will be busy b/c it's the only way to the rest of the home's public rooms.

The layout in the 2nd is marginally better, but still not very good. Given the smaller size of the home, do you really need two table spaces (Dining Room & Breakfast area) and island seating???

First one has no pantry, second has two & the giant 10’+ wide one has wasted floor space from look of it. .. The office in first is labeled dining in second. The rooms are same size but different placement & door opening options give them a different label. it seems every time I go back to look at these plans I see more issues with layouts. The second one is more workable with changes but I still cannot get past the garage space.

If you are constrained due to your lot to a long narrow layout, how about something like this. It has the same footprint as your layouts above.

Note: Optionally, you could have a prep sink in the island and have two very nice Prep Zones.
