If each square is 2' x 2', I would say each floor is 1316 sqft, for a total of 2632 interior sqft and the garage is 20' x 22'. Those are based off 2' squares which is close to the scale, but could slightly be off. With exterior sq ft, I think 2912 is closer. Without actual dimensions, it is all just an estimate, but I would feel comfortable calling this house 2600 - 2900 plus 450 for a garage. (Which by the way is a pretty small garage for truly fitting 2 cars and having an access door on the side.

Hi Lexmomof3--so glad you like our plan. It was a custom plan that was a combination of a plan we had to downsize + lots of ideas & help from Summerfield and many others here on GW. We took all of that to a very talented designer who put it all together for us. Summerfield is actually the one who came up with the elevation to get us started. I have looked and looked through the GW postings and can't find the threads where the plans were posted. Unfortunately, the hard drive on my computer died and I lost a lot of what I had stored there including the plans :-(. I have a backup somewhere, but I can't lay my hands on it right this moment. What I can do, is give you the dimensions I do recall for sure... Dining Room & Front Bedroom: 12'x14' Foyer: 7'x14' Family Room: 19'8" x 21' Kitchen: 12'4" x 21' Master Bedroom: 14'x15' Laundry: 8'x 8'9" Mudroom: 8' x 9' Powder Room: 3'x7' Back Bedroom: 12'x15' Front Porch Depth: 8' except under gable which measures 10' deep Back Porch Depth: 12'on the skinny end & 16' behind the family room Staircase width: 48" All doors with exception of pantry, master bath toilet room, coat closet, and back bedroom closet are 36" wide. Front door is 5'6" wide. 9' ceilings with 6'8" doors. Upstairs unfinished with no set floorplan yet. Considering different layouts to include a game room, theater room, bedroom, 2 baths and a small office up there. Hope this helps! My perspective on house size is based on having lived in California most of my life where I've only once seen a house with a basement, not in other areas of the country where, if I understand correctly, basement area isn't generally counted in the square footage. Tiny: under 1000 sq ft Small: under 1500 sq ft Medium: 1500-2300 sq ft Large: above 2300 sq ft Too large to think about: above 4000 sq ft My son and daughter-in-law just bought a small house. They wanted 3 bedrooms and many of the houses in their price range were 900-1000 square feet. They were fortunate to find a house in good shape at 1300 sq feet and that extra 300 sq ft makes a big difference allowing a more workable kitchen size and public room space. Certainly layout of space makes a big difference too. There has been a trend to put in huge master suits with massive bathrooms. I've seen housed greater than 2000 sq ft with that, a good-sized public area, a tiny tiny kitchen area (called a "gourmet kitchen" on the listing) and 2 or 3 other tiny bedrooms. That really wouldn't work for us. When we bought our current house, we considered another house that was seductively beautiful. Fortunately we thought about it and realized that the layout of the beautiful house wouldn't work for the way we live - kitchen with no view of the back yard to keep an eye on the kids while cooking and family room far from the kitchen. Beautiful house was 400 sq ft larger than the ugly duckling house we bought, but almost all of the size difference was a 4' wide parquet hallway around a large central atrium. It was a lovely feature but also the main reason that living area was unworkable and not useable space, Ugly duckling house had the perfect layout marred by old carpets and poor choices in colors for wall coverings, carpets and window coverings. Those poor choices were replaced before we moved in. A good outdoor area can also make a home feel larger - especially in our climate.

This was a fun project for a fun couple. I know this forum looks for the perfect house (for another remote, a SINGULAR comment by one poster was "But where's the dog going to sleep?"....LOL) but orienting to the road is going to be ok. After all something has to face that way and I didn't want it to be a garage! Forgot to show it on the site plan but there's a substantial line of trees along the road as well as a stand of Norway Spruces across the road so those combined with the 8' porch roof will help. And we explored putting the sunroom to the east but it's location won out. I do find it interesting that I'm the only practicing professional here (I'm not counting RES and Virgil as they're either semi or fully retired) that routinely puts his ongoing design projects here. There's probably been 20 over the last two years. It's a little tough at times but we've taken away constructive comments for each one so its a positive thing. But a fun project that I enjoyed.
