Alternative location for wall

IMO it would be a better use of space to replace the desk with pullout panties and I guess if this is your forever home you can do what ever you like but that wall needs to stay no matter what since the plumbing can’t be moved without big expense . I do not like walk in pantries and to have a space with ovens and no reall set up for baking would not work for me.I think I need more info for instance that bay window what is the height of the windows from the floor , is that where you do all your eating? I also would like to see the whole main floor plan I think with your plan you will create a DR that is pretty useless as a DR .Maybe mark what size the space is you think you need.

do you never use your dining room? Even for holidays? If you are ever planning on selling you might want to reconsider as prospective buyers might actually want a dining room.

remove desk from kitchen. regroup items /storage on that side wall. don't know what you plan as far as appliances /task areas.....but basically use that wall differently. Can opening into dining room be widened? could range be pushed over some...esp if oven is out of that corner??? I would utilize the dining room wall on the dining room side...even if it is reduced from 12-3 to 10 or 11 feet. reason being it is a straight shot from living room/great room it appears and the entertainment function including under counter fridge/some storage and counter would be great. Not ovens of course. You have a large dining room. I wouldn't reduce the size w those yellow wall configurations in the sketches but I would put some things into the space. You have entry directly from kitchen and just a few steps from living space [I think]. Maybe mock up your potential kitchen configurations in totality with the wall there. And besides maybe widening passage to dining room, don't rule out repositioning the opening to dining room...but get kitchen configuration options more delineated. Can't tell what you want to do within that area.

I would not chop up that dining room. I think opening the entry and reconfiguring that kitchen is better. If you don’t want to open it up or use as dining room, add a door to the dining room so it can be used as a library, den or entertainment room.

Here is the ground floor. We have our dining table in front of the bay window because we are waterfront and that offers the best view. We currently use the dining room as an office but do not need as much space and would love a pantry.

Kitchen is as depicted in the plans and I love the layout. Range in main kitchen has an oven that I use regularly. Double oven in pantry would be for holidays etc.

Patricia, the desk is currently pull out pantries. We did make that modification and love it.

Looks like your Dining Room has a triple window which isn't centered in the space. I suggest you consider installing floor-to-ceiling cabinetry along the left exterior wall. This would give you a nice multi-purpose space and the window should be nearly centered in it. You can divide the use of the cabinetry between pantry storage and office storage as you choose.

Instead of putting up a wall which yes, would mess with resale down the road to break the dining room like that...

Maybe consider putting in a bank of cabinetry along the wall you are considering for the pantry half instead. You can get ones that will look good and like they are supposed to be part of the room, and still use the rest of the area for office space. Lots of offices have cabinetry, and no one needs to know you are storing pantry stuff in there instead of office stuff.

Out of curiosity.... if you aren't using the study for an office, what are you using it for currently?

I think a 7x15 office in your first picture is really small. The second picture is better if it's 9x12.

What about moving the doorway to where the ovens are to create a full wall of built-ins in the dining room/office space?
