Comments (30)Hi, everyone! great news is that the Rosarian couple were very nice. I actually tried calling them last night but couldn't get through because they had their fax machine on. Then tonight they explained that they couldn't return my call because the number I had left them had been cut off by their answering machine. They too have not grown tree roses because like Karl had feared, rose trees do terrible in Kansas. Stupid me should also have thought far ahead about our tornado problems as well. I didn't think about this issue before the terrible winds this past weekend. Flower2sew, in Overland Park we got hit real bad. There is still debris from knocked over light poles on Hwy 69 from people crashing from the ice... But the snow lasted just one terrible day, it was very thick snow,and we were blasted with both ice and snow at once and in some parts of Overland Park, the cable lines and phone lines were down ...then argh, it shot up to near 60 degree warmth right the following day, then dropped down again the following evening. The rosarian couple agreed that they would never leave out the tree roses at this point because of last weekend's extreme swing of temperature (including this week) but they too felt I really needed to speak to a Master Rosarian, so they gave me the emergency helpline for the Rose Society. The nice rosarian couple I spoke to explained that they themselves have never grown tree roses because of how erratic Kansas weather can be in the spring and they said that the people they know who had rose trees all had either greenhouses or would go to a nursery and "rent" out a space for the winter. In other words they wouldn't know how to advise me on how to keep my roses indoors in my particular situation. They did feel that since my rose trees still have buds sprouting, that keeping them in a completely dark, cold, poorly insulated garage at this point is a question that only a master rosarian could answer. It is a tough call because no sane person/gardener would ever be in the crazy predicament that I am in now... I am doing crazy stuff like lightly spraying my roses with warm water in the morning and when I come home, then again before going to bed to keep them as close to a greenhouse effect and reducing my house temperature from 68 degrees to 65 so that I don't shock the roses when I bring them outside to 58 degree sunshine (but that makes me super cold indoors and I end up having to wear a few layers of clothing in the house and shivering under the covers when I try to sleep LOL). So hopefully I can reach the helpline before I get "outta control" and do more crazy outta control guesswork. Anyway, thank you EVERY One and All for your help and ongoing support! P.S. forgot to say that to me the membership dues for the American Rose Society is very reasonable, and wouldnt have hesitated for a second had I not been so broke from all the training with Eluane and house payments but in due time if I can just make the baby steps and get both trees to survive....See MoreExterior Color, 1st time home builder...
Comments (40)LOL, I am sooooo sorry I have not been in here for a bit. I must say, I feel really bad about not being here. Not making any excuses but, I've been stressed out about this whole ordeal (having nightmares about this). Also, both my boys have been and still are very sick. I have not had much time to come to the computer and follow up with you all. Again, I am sorry. I want to thank all of you for helping me out with this project. It really does mean a lot to me. Those pictures really give me a better vision. So, here is the update... I went with the SW Golden Fleece color for the exterior. The side coins are an off white color. Actually, the exterior color looks like Squirrels #5a photo. I will admit (only to my buddies here in GW) that I am not fond of how it came out. It looks "okay". I will be making a trip to the home just to take a picture of it and post it in here. Interior home: Great news! After consulting with a "2nd" opinion professional painter, He pointed out a few drywall & texture problems. Unacceptable problems that only one with experience would see. He told me to tell the builder to come out to the home and see for himself. The sloppy job done in my interior walls. So, I did. Builder went to the home and I pointed out to him all the unacceptable walls, which included the great room ceiling hahahaha!! Turns out that some walls (drywall & framing) AND ceiling have to be redone ~~"Do over"~~, YeY!! Which means that they will have to repaint the ceiling at no ADDITIONAL cost to me ;0) Guess what color I am getting for the cieling, yup'ers.... DOVER WHITE! However, this will only be in the great room. I am fine with that because the great room is pretty much the majority of the home. I feel good about having someone, not affiliated with the builder, come out & give me great advise. Landscaping: I absolutely love, love, love the last photo Squirrel posted. I can't wait to show it to my husband! It is totally what I had in mind. I just love every detail you put into the landscaping. WoW, just amazing. You watch and see how I am going to do the landscape just as your photo shows. Timing: Unfortunately,my home will not be completed in time for us to move in for Christmas (Errrr). Looks like maybe by February we will get the keys :( As you know, I am new with GW. I am still trying to figure out how I can go back to the threads I have looked into. Right now, I go to each page and look for the subject (time consuming). Is there an easier way to look into threads I have looked into? Comments (11)your kitchen is very close to mine. we built about 16 years ago. if i could change some things in my kitchen, i would have more space between the sink and stove so if you can, move the window and sink down a bit. i have a lazy susan and a dishwasher between the stove and sink and it is a bit too small for my prep. i personally love the L layout as i cut all the vegies, etc right by the sink and plop it right onto the stove. i find a sink across from the stove like in an island awkward. the other thing is i think your kitchen will feel cramped with an island. mine is 11'9" wide and i estimate i would need at least 2 more feet to do an island. you could have the slider open on the right instead of the standard left open and do a peninsula instead of an island. i couldn't do that because it blocks the slider opening but i really wanted too! there are lots of lovely peninsula kitchen on gw but they really need planning in a kitchen with a slider i took a pic of my kitchen as it is so close to what your builder plans are. no judging on the mess please:) i have been cooking all am!...See More1st time house builder
Comments (34)@ RES, architect Same here been using Sketchup Pro since it 1st came out in 2000 and Chief Architect Pro ( before it was Chief Architect since 90s) In earlier days I have been using just for my own project designs and customers and for the last 10 years or so I been doing work for many customers...It seems this is the best way to get something designed that a homeowner can actually visualize the project as it was already built and you place them right inside the house and they can get a better feel how rooms interact with adjoining spaces, they can walk through the entire house, a finished basement, sit at the island of their kitchen, or the outdoors. Now I average about 100-150 designs a year for customers and contractors locally and nationwide with all kinds of projects... from simple furniture placement to entire 3D house layout, I have some builders they use my services for a spec home 3D visuals and real-time renderings, schematics for zoning board proposals, real estate agents, contractors, and homeowners, not to mention I work with some architects as well. IMHO This is the way to go nowadays to end up with a design you really want... I don't want the old-timers to take me the wrong way, quick pencil mack-ups are good in the field to give the customer an idea what you have in mind and to make sure this is what they like... but when you at home, you can present your customer with 3D images using available software in any way you like, sure it takes an investment, with plugins, certain renderers, etc the whole software packages ran me about 4k with bells and whistles that I need + monthly fees to display models and run online video sessions, etc but now when working with a customer when the initial model laid out... you can move walls, cabinets, swap elevation views, scenes, swap materials within seconds while the customer is watching and you can present them drawings in any style, shape, or form that they can pass onto their architect, builder, or contractor and with a visual everyone is on the same page.
