Please post a floorplan with all/detailed measurements. That will enable people on here to give you helpful suggestions.

So this is a renovation of an existing house and you want to keep most of the walls in the same place. Do you have a downstairs that is finished or unfinished, or is the foundation a crawl space or slab?

I do like the idea of the bath/closet separated like you have it from the bedroom, but I do not like the straight in view you have into the bathroom if the door is open to the master area or that if someone walked out while you're in the bath and left the door open means that you have to be partially naked (covered by a towel) while on display to the rest of your house to get to your clothes. I'd prefer more privacy and not be dependent on someone to make sure they close the door. I know my kid would walk right in and talk to me through the bathroom door and forget to close the other door.

For it to function well as a mudroom it would help to remove the short wall between the door and the dining to actually be stepping into the mudroom. It also appears to be very large so you may want to consider what functions you want to be in there and consider where to put a door if one is needed to the rest of the house. The wall by the entry door means you have to walk in and around that door to access the mudroom area. What would be more functional is if you walk into the mudroom area without obstacles. Do you need a door to enter the mudroom area from that side?

Think through the use of the room and figure out how to make sure you plan things so it is the easiest way possible to do the things you want.

The proposed bedroom layout seems off. Do you need such a massive closet? If not, you can definitely rework the bathroom and expand the closet without sacrificing the office. Are you able to move the current dining room's walls?

@er612 I like that idea except the right vanity has a large window where the mirror would need to go. Once I take that chunk out of the office it may be too small to be functional. That remainder part of the office could become the laundry room though. The wall against the hallway from the garage door is the only wall that is moveable.

@lyfia The house is on a basement the areas under the master bath - office - dining room are not finished so easy to move plumbing / electrical etc... I'll have to play with making a door directly from master bath to master closet.

I think @er612 is onto something as it seems like you do have a lot of wasted space and it seems good to have an extra room available to use on that level.

Here's some thoughts on the laundry/pantry area.

I would use part of the large existing dining room to make a hallway from the secondary entry.

- This allows for a mudroom of sorts, with built-in benches, hooks, cabinets, just to the left of the entry.

- This means you can separate the laundry area from the mudroom area. The dedicated laundry room would have plenty of room for washer, dryer, laundry tub, countertop, closet, ect.

Then I squared up the pantry area, which makes it much more usable, with longer runs of straight walls for shelves, counters.

This also provides for a longer back wall in the kitchen, allowing for more space for appliances.

The best way to make someone use a mudroom is to route entry/exit traffic through it. Would it be feasible to create a new entry directly into the proposed laundry/mudroom? This plan also moves some of the walls around in the PR/pantry area, so if that's not feasible, maybe just keep the entries as they are.

I moved the range to the exterior wall, for easy venting, but that doesn't leave much prep space between it and the clean-up sink. A prep sink was added to the island, with dish storage across from the clean-up sink. I drew the MW in a cabinet to the right of the fridge, but it could go on the bottom wall, and those cabinets could become a snack/breakfast/coffee area.

@er612 I think that layout flows well but do you think there is enough cabinet space? I also think the original pantry walls carry the floor joist from above. What if we extend the wall to pantry like below as suggested before?

Brian, you have more cabinets in er612s design than the one you had. I would not close off that path to the powder room as it then becomes a maze for a guest to go and find it or for anyone in general to use it.
