With all due respect to LL, I disagree that just because an island is movable, you don't need to worry about its dimensions. If it's over-sized for the space - in other words, doesn't allow comfortable aisles - you'll need to move it so often that it will be a PITA. It's not going to be a light little thing that is easy to shift, it's going to have some weight to it, especially if it has a stone top and has additional weight from the items you store on it. I would find an island that fits the size so that you only need to move it on rare occasions, not on a frequent basis. I drew up 2 variations of the U lay-out with an island and banquette seating. This allows you a 27" x 44" island, which I think is large enough to be useful. The aisle measurements are fridge (handles included, est 35" deep) to island counter, island counter to sink run counter, range run counter to island counter, peninsula counter to exterior wall, peninsula counter to table and table to wall. Oops, I forgot to adjust the above plan to show two 24" cabs to the left of the range. I do show that on Plan A-2. The plus with the banquette in this plan is that those seated on the bench can slide in and out without asking someone to slide out first. The downside is that clearances between the table and top and bottom walls is a bit tighter than recommended (44" for walk-behind aisles). You could center the banquette and have nearly 39" at each end instead of slightly off-center as I drew it. Here's a variation of the above. This plan creates an L banquette, which allows room for wider aisles at the top and room for a 30" cabinet next to the table. You can use this as your Command Central. The downside is that the person seated in the lower right corner will need to ask someone to move in order to get in and out. Some people are okay with that, others hate it. Here's an issue with both plans. It's a heck of a long hike - more than 11' - from fridge to sink in this plan. That definitely more than is recommended by the NKBA and for good reason. I'd like to see a water source between fridge and sink. However, the island just isn't long enough for a prep sink, IMO (I agree with a wise CMKBD, whose name escapes me at present, who advises against a prep sink in an island less than 60"). One option is to switch out the 36" corner Susan and make it a 36" corner sink cab for a prep sink. But ... then what purpose will the island serve? I agree that it would be nice to have a little more counter to the right of the sink, say by making that corner a 36" Susan cab, but that reduces the aisle between peninsula and exterior wall to 39". If there wasn't an in-swing door right there, that could be doable but since there is, I think a wider aisle here would be better. Which is higher on your wish list: an island or counter seating? If the former, I think Plan C is the better option for you. It has a good flow plus it leaves sufficient room for a kitchen table; no need to resort to a banquette.

It was initially supposed to be a workspace/table combo, but I realized to Lisa's point that it will really be only used as a table if we keep it like that. I also had the concerns about more appliances than storage, and that's part of why I started modifying the island. If we were to use the architect's design as is, we would add an additional workspace, much like you did. That led me to want to move the dining area to the nook and use the island as a work station w/ more storage. There are only 2 of us for now, but with house guests and entertaining, we would want to be able to seat 4-5 regularly and 6+ for special occasions. You make a good point about the limited side seating, so we will remove it. I'm glad you all pointed out the issue with the dinnerware being so far from the dishwasher. My concern is that if we move the sink/DW back to the corner, there's not really any more storage over there, and then the sink is really far from the fridge. We could put the dinnerware and glassware in the uppers over the DW in my layout to resolve the issue, and then would just need a place for the flatware - either over the tupperware or back in the corner by the ovens. I could also probably get 18-20" of drawers next to the DW if I cut the tupperware/wraps drawers in half and take the extra 6" from the drawers on the other end (which would also put more counter space between the sink and ovens). OR the dinnerware/flatware could go in the drawers on the end of the island. So let's assume we can solve the storage location issue - would you still move the sink? (I don't think we could do a second sink because of the costs, so let's assume only 1.) How does the pantry on the left allow more space for the fridge doors? We would have french doors on the fridge, so I assumed it wouldn't matter which side. I actually wanted the left originally so I could put stuff from the fridge directly on the counter to the right, but since the laundry and pantry are paneled it looks better to flank the fridge with them. I guess if we kept all cabs the same color, it wouldn't matter as much. We put the fridge and pantry at the same depth as the laundry for 3 reasons: 1. a 36" deep fridge would look built-in without built-in prices 2. deeper pantry = more storage and 3. if we put the "tall things" in a contrasting color to the other cabinets, we would want them all flush so they form a wall. We haven't seen the ovens under the counter in person. We are planning on using the new Bosch swing door ovens, so hopefully that helps with some of the bending issues (only down vs. down and over). It does mean that we would want 30" clearance on either side, though, for the door to swing out. There is also a chance we may not be able to use both ovens because we only have 100 AMPs and it would be very $$$ to upgrade, so we could reduce to a double wall oven or just a single. I'm not a huge fan of the double wall oven because it seems like the top oven is too high to easily see and reach inside. However, I don't have personal experience using them so maybe it's not really an issue? I know you said you did not want to switch rooms; but since you like the look of the sink in the bay (the outside views are awesome), it may be worth exploring. If your DH is like mine, change is hard, but he comes around eventually. Perhaps posting another thread that asks people to weigh in on the two kitchen locations with a mock layout for each might get DH to consider the possibility if he can read what others have to say concerning the positives and negatives of each kitchen location. Many people are remodeling to get a larger kitchen space by eliminating two sit-down eating spaces in their homes. Thus, If you switch the rooms, I do not think you would have to “stage” a formal dining room if the time comes to sell. The larger, well designed kitchen would be a major selling point. Keeping the kitchen in its current location does not gain you a whole lot more space for the kitchen because of the traffic patterns; moving the kitchen to the dining area gains you much more kitchen space. You gain the space for family friendly island seating, and the kitchen does not have to be in a location that “fights” with the traffic patterns of your home. The generous dining space combined with the larger kitchen space would be awesome to entertain in. One negative would be carrying groceries a tad farther but not a whole lot more. ;

I actually did look at a couple 24" fridges in my price range and as much as I wanted them to work I decided the one I picked was better for me. I don't know how long I will live here but if the fridge lasts that long enough I planned on taking it when I leave.No dishwasher and for me personally it wasn't a big deal when I bought the place but I know they are a selling point. I find doing dishes by hand to be quicker and more efficient for me. I also prefer to have the cabinet space over a dishwasher when storage is that limited. With that said I hope to have room in a redo to allow for a dishwasher should the next owner want one. But for now I just want a kitchen that works better and is not an eyesore without investing too much. My improvements have to be budget-minded not only for me but because the house will only get so much in return no matter what is done to it. I know what it is to have so many big ideas and have to downsize everything to something more realistic :) Yes that is a deck that was added on to the house. It will also need redone in time and I would like to expand the porch some when it happens. I do like the idea of sliding doors or at least a full view door. It is amazing in the summer the difference with leaving the back door open. All the light that comes in really brightens and opens the place up.
