I would not give up a door from the inside to the garage. Paint the door and trim the same color as the wall

If you use that door a lot add a wall there so it's a true entry, then you could build around the fireplace using that wall as the end point so it would be wall to wall built ins. Super quick mock up..

Being that the FP is off center. I would take itsourcasas idea a bit further and create a small mudroom there. Move the FP a bit to the left if possible.

Another complication is the placement of beams which do not center with the FP, and the fact that this is a step-down room (maybe the reno of a previous garage??) If those are "created" beams and not the real deal, consider removing them so the lack of symmetry above is not an issue. A measured floor plan of the entire area and garage would help us help you.

@decoenthusiaste I have not moved in yet so unfortunately I do not have a measured floor plan. I will add it once I do.

Most listings include room measurements. It isn't as ideal as having a drawing with each door and window correctly placed, but just knowing the dimensions of the room would help.

I think to start with I'd place TV on the left and paint the door and frame to match the wall color. You may have bigger fish to fry once you move in (HVAC, plumbing, etc.) All kinds of issues can arise once you're in the home to eat into any leftover cash you have. Once you live with it for a while, you may find it isn't the issue you thought it would be. There may be more urgent items that need your attention and cash. Dream, plan, make ideabooks here, and take your time.

@HU-187528210 don't put a space between the @ and the name. Once you type @ names should pop up and then type the first few letters and you should see it in the drop down to click on.

Don't make your solution overly complicated. Stop focusing your attention on the door. You need it and a path to it.

I'm assuming you want a large TV screen. Select a minimal unit to hang below the TV, add some accessories and make sure you get the furnishing arrangement perfect.
