Comments (13)holy SH*T kristy... how can any one person have so much bad luck in one day!? that's HORRIBLE. after all that, the AMBULANCE got rearended TOO?! that's just... impossibly awful. the first rearend accident happened when I was a freshman in high school. I was taking my feet off the dash and sitting up, with my butt lifted off the seat and my back twisted to the side, so all of my weight was on my arms and shoulders, and I had my head turned to the left looking at my mom, because we were mid-conversation and I turned to look and see why she abruptly stopped talking. I guess that's why my shoulders and arms are still so messed up. one side of my pelvis was higher than the other because my back was so much in spasm. but that accident was bumper cars compared to this last one. there was about a ten second screech and this guy just PLOUGHED us from behind. my friend slammed down the brakes and pulled the e-brake up and we STILL hit the car in front of us. totaled my friend's car, the frame was all bent to hell and the doors/hatch wouldn't close anymore. had to be hauled away on a flatbed. and you know what the son of a b said when he got out of the car? "oh, I was just looking at the sky and then there was a car in front of me." can you BELIEVE it? then he left to play golf or go to a park or something. his car was barely damaged - just a cracked fog lamp or something. I did get myself an attorney when the insurance company decided to arbitrarily pick seven and a half months as the cutoff time to stop paying my bills. which was ridiculous because it turned out they hadn't been paying them ANYWAY, and had just been sending them to my health insurance provider, which had stopped covering me because I took a year off of college cause of my back. so I don't know what to do.. they'll likely send the bills straight to me because I wasn't a full time student at the time. and now I need to see someone to evaluate me to basically prove there's something wrong with me to justify the medical leave from work, but I have no idea what doctor will see me if I can't pay. and I don't even know who will accept a letter of protection from my attorney. if I can't find someone, work will probably just fire me instead of taking me back from leave. what an f'ing mess. I can't get anything paid until I settle and I'm sure as hell not settling when I'm feeling like this, having to take so much time off work and being bedridden some days still. it's also a quality of life issue, as I have to take things one day at a time because it's depressing as all hell at 21 to think of living the rest of my life this way. anyway, I'm done venting, I feel really weird spouting all of this publicly. Comments (18)oh, definitely--have the son put a freeze on his credit w/ the credit unions, in case dad tries to take out a loan or credit card. (is it possible that dad doesn't realize the son will not get his refund bcs of this? Maybe dad thought the only party affected would be the U.S. govt? And so dad didn't think he was actually stealing from his own kid?) And help your son figure out what he'd need to prove that he is not his dad's dependent: -rent receipts and utility bills from the entire year, to prove that he paid for his own roof -ATM-card records to show that he bought groceries often from a grocery store near his home, to prove that he paid for his own food -pay stubs, other work documentation to prove that he was occupied full-time and therefore not a student If he doesn't have any of these things, he can substitute letters (notarized!) from the appropriate people--landlord, boss, roommate. "Junior was a full-/part-time employee who worked X hours a week, from Start Date to December 31, 2006"--especially if he doesn't have pay stubs w/ hours worked, etc. Also to prove he wasn't a student. Have him put it in a folder, and label it, etc., and find a place to keep it so that he'll find it when he needs it. (I keep all receipts, etc., from every tax return in a folder w/ the return itself--just in case) Another thing perhaps, to help w/ the immediate crisis, is for someone who could be a go-between (paternal uncle? paternal grandma? you?) to call the dad and tell him he needs to give his son some money to make up for the fact that he has stolen his kid's tax refund. I know you're using the term "adult" lightly, and in this situation, you *should* use it lightly. Things like this are hard for kids to learn while they're still "kids" and being taught by their parents. This sort of grownup-finances stuff is why parents' work isn't done just because a kid turns 18. This could be a good lesson for him in how to prepare documentation for court, in how to keep records of finances, etc. (all the best lessons hurt, unfort.) I wonder if your son could take him to small-claims court for the amount of the refund? print out the reply from the IRS, ask his brother to testify to the conversation? The ideal would be if he could get his hands on his dad's tax return; I don't think you can subpoena documentation for small-claims court....See MoreWhat do I owe this realtor?

Rrah, yes, I know it's part of the game, but in my own profession I always like it when someone does something to show appreciation for what I've done, even if it was just doing my job. :) Runninginplace, I maybe should have said that her listings are generally much, much, much above market, and I must assume that she's guided her clients that way. Average recent sale prices in there are probably around $65K, assessed value is ~70K at most and her listings are all over 110K. So while she's a very pleasant person I'm not at all convinced she's a wise realtor (she hasn't sold anything in there since I first met her, and while her listings are impeccably maintained properties, there's not a thing that special about any of them). If she was serious about making sales they wouldn't have sat on the market at those prices all those months without budging. One property or two, yeah it could be the owner and not her, but not when they're all priced in wishfulthink dollars instead of real ones. I'd like to have her as a neighbor but not to represent me in trying to get the best possible deal, at least not in that particular development. Comments (35)I think OP stated that he does not make the payments, correct? If there is equity in the house, an equalization judgment could, and should, have been entered with the decree to secure OP's boyfriend's interest in that equity. Removing BF from the title to the property can invoke the due on sale clause of the mortgage, as well as void their owner's title policy. As long as he is on the loan he should be on the title to protect his interest. Being off title has no effect on the mortgage, or on credit. As long as the ex is making payments and can continue to do so until a refi is possible I think it's a necessary evil. OP, isn't the bigger issue that this is just something to tie your BF to his ex, and you would prefer to have as many of those severed as possible? That because of his hesitance to do so you question his commitment to you?...See Moremaifleur03
