Nosoccermom, I'm actually sitting in the room now and had to move one of the chairs to the other side of the sofa because I couldn't see the tv from either one. I am not at all comfortable. However, I didn't buy these chairs to be comfortable and sat on for hours at a time. They are just for our office and are rarely used. I don't know how much time we'd spend in here if I had to sit on this chair. (Yes, I could sit on the couch with my husband but like oakleyok said, we like having our own space). My husband also was concerned that it's not really set up for interaction with the chairs there since everyone seems to be looking at the tv, not at eachother. He's still hoping for a sofa and loveseat or the sectional. I feel like the room has definitely opened up like this but if we're not comfortable watching tv, we will rarely sit in here - sad but true. I am at a stand still. I like the look but not for tv or talking. Maybe it can just look pretty. :) To answer your question, we do use it for watching tv. I'd say DH spends about 25% of his tv watching time in here and my oldest spends an hour or two after school in here reading or watching tv. I don't come in here on my own. I prefer the family room because it's off the kitchen and I can see everything that's going on if I am cooking/getting a snack for the kids or any of the other million things I have to do in there. I also hate looking at the old furniture in here and that will hopefully be solved soon. To answer the question about the sectional size, it was 120 inches long and 84 inches on the chaise side. So 10 feet by 7. The room is 19 x 12. The sectional would actually give me a little bit more room than the couch and loveseat that is presently in the room. It would take up much more room than a couch and 2 chairs.

unfortunately, we do not have a room that is near the dining area that could be used. We pretty much use this "breakfast nook" as our sole dining space. We have considered a banquette, but our concern was that it would take up more space than what is available. However, the dining set that I shared, in the description, the dimensions state that it is 48" x 36", which makes it narrower and rectangle, which is why we chose it for that space. I think, in that picture, it just looks square, but it is actually rectangle! It has a leaf built into it; here is a picture of it with the leaf added to it, bringing the length to 66" we were planning on putting the table against the wall like the current one is set up and putting the chairs on either end and along the side to leave adequate space when it is just the three of us (we are a small family) As for the china hutch, thank you klfische, I agree, that something shorter with artwork would be better suited to the space, which is why I wanted to invest in a buffet or server instead. I was actually considering the purchase of a base cabinet and adding decorative trim and knobs to match it to the new dining table, but my husband said we should reconfigure the current cabinet to be more suitable. I actually have a plan for the artwork to go over the top... Two framed New Orleans Jazz Fest Posters that create a pair that were created by artist Terrance Osborne. I actually created this plan to kinda see how the table would fit in relation to the space available. I actually used the measurements of the cabinets in my kitchen, etc. to figure out the wall openings, etc to get a more accurate idea of the space available! (the plan software only had a 6 chair table example available, we would actually move the table closer to the wall for the majority of the time. :) So no rug under the table or anything? I was wondering if a rug may brighten up the space, but maybe we will just do the table and repurpose the hutch and see where it goes? I will be back with pictures when all is done! Ok, that is a very blanket question, are you purely asking for decor advice or are we taking on a major budget and real $$ changes? 1. what is with the white crown trip around the exhaust pipe for the vent hood? 2. a counter depth fridge would help 3. the backsplash is dated the counters are fresh Dining 1. put the table in the center of the room and remove the table cloth 2. center the globe art piece to the wall and lower, in fact, all your pictures need to be much much lower, and the smaller ones need to be grouped together more collage style. master bath 1. replace the counter and faucet 2. paint the cabinets and add hardware 3. frame the mirror 4. tile the floor ( carpet and water dont mix) living room 1. lower the artwork 2. declutter the top of the tv console a bit 3. a round coffee table would help you a lot, possibly even two nesting tables that are small and could be pulled out to use. master bed 1. add some curtains to the windows to soften 2. add some storage like an ottoman at the end of the bed to put the 'junk" in. 3. lower and group photos and art. So far you on track, I like your living room and your art pieces. The new shower doors are pretty!

@rnmomof2, yes Airbnb and similar. The houses around me are super nice - ones on the bay across the street are selling for 2-10M+ and most of the houses around me, not directly on the water, have been sold between 700k and 1m+ but the one I bought was outdated and is on a smaller lot but the area is only getting more exclusive as old houses are bought and improved and flipped. There are not that many rentals but the ones around are all fixed up for rent. It's in southeast Florida less than 3/4 of a mile from the beach, you can walk. I am hoping the 70k will modernize it? The Airbnb rates are like 275-900 a night depending on season and House size, I am sure mine would skew more towards the lower end but it needs to look somewhat nice. I think more if I install a pool later @verbo. I am not a flipper. I am a landlord - I bought and fixed up dilapidated properties in the low income area (but just to get up to code - no thought into design or anything) and then rented them for several years. I 1031'd some of them and wanted to try my hand at Airbnb to see how it goes - I never had to decorate or design before - but I am not flipping it I am just going to rent it Airbnb or if that doesn't work a regular rental if I need. I paid slightly under market (or so the appraisers so tell me) bc of it mostly being a cash deal and some other reasons. I don't think the house will lose value based on the area and supply and demand of beach area property so I figured worst case I just park my money there till I do a new 1031 if I want to go back towards low income rentals
