Congrats on your new home! I would take out all the upper cabinets to the left of the microwave and add open shelving, same with the wet bar - take out the upper cabs and add shelving. New cab hardware , paint, change backsplash.

everything you've mentioned isn't cheap.

getting those professionally painted will be in the 5-8K range.

Custom built range/vent hood, about 2.5, including the new vent. if they can build it around the old one, maybe 1500

New countertop-6K range for inexpensive granite or a simple white quartz. costs go up for exotics.

flooring? all depends, but expect 10K. (demoing all of that travertine will cost a few thousand)

Painting,,, you could prob do it yourself, or pay a few thousand for someone to come in.

forget the backsplash for now (but expect that to cost in the 1500 range for tile/install. maybe more depending on the tile you choose. I just got 39Sq Ft of marble tile and paid $850 for it)

The wet bar is easy to do. bring in a new beverage fridge, new faucet, outlet, and backsplash. keep the uppers or remove and do open shelving. you can paint those yourself. (look at small beverage stations or small coffee bars to get ideas)

(Or, take out that wet bar and see if you can fit a pantry cab in that space. walking over to the dining area for the pantry is a bit weird. Or, maybe I can't tell from the pic. but where is that pantry cab by the table in relation to the actual kitchen? )

If you hire a contractor to handle all of this for you, add 25% more to that pricing.

If you want to play contractor and hire everyone yourself, you better know what you're doing.

So, what's the budget? you have at least 30K? If not, live in it for awhile and save up.

Make friends w/people who are tradesmen/woman. any family members in construction? That's the only way you'll save on labor.

There are a ton of tile outlets in vegas. shop around. look for deals. Ditto slab yards. walk around and look to see what's on sale. Offer to pay cash for a better deal.

Another option : forget spending $$$ to bandaid the kitchen , save 30k for new cabs and counters in a couple of years - get what you want !!

Live there a bit and start a Pinterest board with ideas and costs for each option. Then pick an option that you can afford and is in line with the master plan if you think you will do it in phases. For example, don’t put a backsplash in now if you are going to change out the counters later. Maybe paint the island and the bar for now in a dark navy/gray/black that plays well with the wood. I like the idea of updating the bar and installing open shelves. Also would think Travertine is preferred over wood in a hot spot like Vegas?

lovely big space! I would love to see more of a close up of the counter and tile. counters are a big expense... can you find a colour scheme you like to compliment that? get door samples from places to review colours in the space and when you think you have your mind set... try and refinish the cabinets in the wet bar first as a test zone. For now you can shop around for bids. There is a lot of storage! do you need it all, what is in that big pantry? could it be cut down to counter height and add open shelves? my main advise... take it slow, live in the space and get quotes for everything before you start anything (other than browse). hope you can share photos of the end result.

I’m so happy and grateful to you all for your time! Wow!!! I love all of your ideas and I understand the waiting but I know I don’t like the overall look and I could spend around $25k on this so it is a possibility.

The comment about the travertine- I’ve heard it before my heart is set on hardwood but is that really practical?

Here’s the counter up close in the kitchen. Ideally I’d love to replace the master bath counters at the same time (second picture). And now you guys have me rethinking the travertine!!! Problem is it’s not uniform through downstairs there’s hardwood in the living and dining room. If I keep travertine, I’d guess white counters.

Be careful about the current open shelving craze. Unless you use the items on the shelves every day or two, you will be doing a lot of dusting/cleaning of not just the shelves, but also the items on the shelves. If they're dishes that are only used occasionally, be prepared to wash them before using.

Don't put open shelving near the cooktop since that's where grease, etc., accumulates.

If you get a new hood, be sure it's a really good hood (sufficient fan strength) and it's installed no higher than the specs state. Unfortunately, the current one does not appear to be 6" wider than the cooking surface, so be sure to get one at least 24" deep and with a fan strong enough to compensate for the lack of extra width. Vent-a-Hood has some that can give you an idea of what's available. (Most options are under the "Premier Magic Lung" category.)

The cabinets do look nice...it would be better if the base cabinets were mostly drawers instead of shelves (stationary or roll out tray shelves), but the finish looks nice.

You might consider changing out some doors for glass doors if the doors can be easily modified. I would suggest that instead of open shelves.

If you think you may be replacing cabinets in the next 5 to 7 years, I might re-think changing the counters now since it's very unlikely they could be reused later. Granite & engineered stone are expensive, so I wouldn't put something in that I planned to remove in a few short years.

lets tackle the wet bar first. I think you could a lot of it yourself if you're the least bit handy.

This is the best tutorial for painting cabs. I wouldn't suggest trying it on your kitchen, as it's a ton, TON of work. I've painted 3 sets of kitchen cabs and I would never do it again.

for your wet bar cab, and the bathroom vanity, you can totally do this.

Paint, change out the center panel in the upper doors to glass, or mirror, or whatever you like

find a remnant countertop. Or find a larger remnant for the bathroom vanity, and use a piece for the wet bar. Vegas has tons of stone yards and lots of remnants from all of the work at the casinos. Go find a fabricators shop and see what leftover pieces they have from casino jobs. you can find tons of quality marble or quartz pieces. Look on craigslist too. Always barter and always offer cash for a better price!

you could also take down the uppers and do open shelving if you have some cool bar glass or bottles to display. bring in LED tape lighting and do a tile all the way up

again, it all depends on your overall design decor.

instead of painting them white, maybe go for an actual color you like, or a glassy black w/glass doors and a mirror backsplash?

you know you can find mirror subway tiles w/peel and stick on the back? (I bought a bunch for my closet but haven't used them yet!)

you could do something like these or the hex. just get a small glass cutter. easy peasy

when you decide on the bathroom, let me know. but you could easily do prefab countertops for those. vegas has tons. have a fabricator install them. he will cut them on site at your house.

these are prefabs. for bathrooms, they come in 6'x22" and have a finished edge.

these in the pic cost about $450-$550

Hardwood floors? yes you can have them. Engineered wood flooring would be the best.

something like a wide plank french oak? I recently put them in my own kitchen. (and I had tile and other wood flooring previously. that's why I said ripping out that travertine is going to cost a bit. It's such a pain to get up. they have to jack hammer off all of the old mortar holding it down to the slab. it's a day or two of work) It's very messy too.

I also had all of my cabinets painted last year. come to think of it, yours may be closer to 8K to have done. I forgot about your pantry doors.

if you get your cabs painted, think about modifying the island and having something like this done to the outer end.

That post is gold, thank you for all of the work you put into it. Wow. Ok.... I had picked out mirrored backsplash for the wet bar and you just confirmed it! I’m in between on open shelves. The prefab - I don’t quite understand that but have heard it’s readily available in Vegas. The travertine - I understand people just love it but I don’t, but realize it’s super expensive and lasts and is good for the desert etc etc. but I’m a hardwood floor person. But... maybe if I do travertine in the rooms with hardwood to make it uniform And lighten up the walls and counters I’d like it better. It would save a ton. Just seems so bland and out of style.

the guys also gave me closed doors on this desk area w/mirrored doors. the before had open shelves. You could give a few of your doors some type of glass (see last pics)

I had a lot of extra work done on my cabs. notice the vent hood. they custom made it for me, (couldn't stand the microwave over the stovetop) and they made a spot for my micro under my wall oven.

they closed up the island open shelving and gave me two large drawers.(since I had the two drawers removed to make place for the new micro)

on the other side I have open shelving w/walnut veneer interior.

I do my own wood work. I did the walnut trim on the vent hood and made my own walnut shelving on the coffee bar. (husband is a contractor and can build anything, so he installed and floated them. total cost $45! lol. they charge $800 to do this. lmao)

I also did my own tiling on the coffee bar! those are cement tiles and it was an easy enough layout. But I've tiled complete bathrooms, so this bar area was nothing! You could prob do your own tiling on the wet bar.

If you wanted to add something to your doors, or even your wet bar cab doors

another way to do your little island. You could choose to two tone it and do a darker color, or even do a diff countertop on it. maybe a butcher block.

or, you could waterfall the island

I'm showing you all these pics so you can decide exactly what you want done. If you're going to pay big bucks to have them painted, they you might as well make any little changes to the layout while you have the chance.

If you want two tone, now's the time. You should probably decide on a countertop first. Then pick your flooring. Then decide on paint colors. Very last thing after all is installed, is the tile splash.

All of this may take you 6 months.
