Comments (32)I'm finally back---I've been a bit bummed as it looked like the reno wasn't going to be a go but our contractor got back to us with preliminary pricing and a start date, mid-July! We'll be meeting with them next week. We've got the financing in place with the bank. He's hoping to have the concrete poured and the addition framed by the beginning of August. We are on a time-line as we'll be living in our trailer and can only do that until mid-October at the latest. He'd like us to consider his Mennonite cabinet maker who does nice work (our contractor does the install) I do want to see some examples that aren't oak, however. I still haven't ruled out IKEA Adel cabinets but with the 5 hour drive to the nearest one, I'm not sure if the cost savings will be as large as it is for some people. Not a quick drive with 2 small children. The contractor is really good about accommodating special requests, my sister-in law's parents are very short and elderly and he installed pull down uppers for them. He seems to be able to tweak nearly anything. I had to laugh, his wife and partner is excited to work on our house as she likes my vision for it (Craftsmen inspired). Apparently every time they pass a home with elements of Craftsmen she makes him pull over to look at it and she says 'see? THAT is the feel Stacy wants'....See Moreneed layout help on small kitchen
Comments (23)Lavendar, I love those windows in her kitchen! I've really been working hard on the yard for the last few years, and I want the house to engage the outdoors! Here's a new one, based on what you all are talking about. oh - I forgot to label the DW, to the right of the sink. This would be a less expensive reno, because the wall between the sunroom and the dining room is structural (as is the one between the sunroom and the living room). With this plan, I wonder what value there is in pushing out into the sunroom....other than this plan preserves the existing dining room, which I kind of hate to be in because it's dark and it functions like a hallway. I like it quite a bit... I'm struggling with not being able to have a table right in the middle of that space, in front of those windows. I want to stand there at the sink and look out, AND be able to sit there! We have a stool jammed into the current kitchen now by the back window, and I love sitting there and looking out at the yard. It irritates me that there's really no space to sit there now, with a 22" deep peninsula with no overhang! I'd love to sit there with my husband and have breakfast. I also don't think I can lose that second doorway to the bedrooms, because of the level change at the other opening. But, I think I we can push the fridge back into the closet in the sunroom, which could make it look like a built in, no? Comments (17)Thanks so much for all the great input! @einportlandor - I get it! :-) I'm really, really uncertain about the peninsula which is why I was really pressing for input. It does seem a bit awkward to me.. just sort of unnatural. I do like the extra countertop space... can never have too much of that. I might just end up adding one more cabinet next to the dw and keep my pub table. We like the counter height seats, if it becomes problematic in the future, we can always get a lower table. The view is better from counter height though! @rantontoo, @benjesbride & @bpathome - the wall between the DR and kitchen is loadbearing and has hvac. Expensive to remove. Regarding the view: We have a better view from the LR slider and from 3 seats in the DR, we have that view too. I know the DR looks pretty dark in the pic I posted, but it's not that bad. It gets tons of light from the slider in the LR. Since the windows in the kitchen and the LR face west, we have solar shades and use them in the afternoon to cut the glare and heat. Comments (8)What an interesting project! It looks as if it was a kitchen laid out for the help, or caters, in a well-to-do household. I'm not a designer, but I love old house renovations, and I hope you keep us updated along the way. I like a prep sink on the island and clean-up on the perimeter--but in this case your island view is of pantry and pantry doors. We spend more time prepping items for a meal, than in clean-up, so I moved the main sink to the island, as you suggested. I drew the prep sink in front of the thin strip of wall--since most of prep work happens on one side or the other of a sink, you have the choice to prep in front of the windows, or on the peninsula, facing the sunroom. Given a choice, I wouldn't put the fridge so far from the range, but in an old house remodel, sometimes we don't have as many options. I did include a MW drawer on the corner of the peninsula near the fridge, for convenience. The island width is reduced by 12"--6" for each short aisle. I'd like to see a wider work aisle, but it looks as is the traffic aisle is already at the NKBA recommended minimum of 44". 42" is a one-person work aisle, and 48" is considered wide enough for two people. But, with the DW to the right of the sink, the works zones can be separated--except for the zone-crossing between appliances. If you don't want a corner susan, the corner can be voided in favor of wider drawers, but you'll need filler in the corner to make sure the drawers clear the oven handle and hardware on perpendicular cabinets. As for the deep pantry closet, maybe just 18" deep shelves for items too big for kitchen drawers. If it hasn't already been decided, I'd suggest drawers for all base cabinets. The bases on each side of the range are narrow, so pull-outs might work better there. Good luck! ETA, the only way I could think of to improve the prep/cooking triangle would be to close the kitchen to the sunroom and put the fridge on that wall, but you would give up all that lovely natural light:...See MoreFountainhead
