Floor Plan Review - Florida Home - 2178 sq ft *PICS*
Comments (10)No garage? Carport? Where is the driveway? How will you handle storage needs if there is no garage? I'm not a fan of the "open the door and dump you right into family space" types of plans. The plan almost needs to be reversed. If I were the secondary person living here, first of all, if I'm elderly, I would not want to climb stairs to get to "my" space. Second, I wouldn't want to go all the way through someone else's family space to get to my space either. I'd want to come in the home's main entrance and have the opportunity to go straight to my room. I'd want privacy from the other space that living on top of others wouldn't give me. Start your ideas with the entrance to the space. Where will you park? How will you enter the house? How will the other family member enter the house? How will guests enter the house? The covered entry is a start, but it's too small to actually use as a real porch if that's your intent. And it's about as far as you can get from the kitchen if this is going to be how you enter the house with groceries. That's not undoable, but it is less desirable than having a secondary garage entrance and mud area close to the kitchen. My other thoughts are that you have the laundry space in a very desirable location in the house. It's on a corner where you could have two windows in different directions. I don't spend enough time in the laundry to give it such a prime location, and I suspect you don't either. Wouldn't it be a better location for the kitchen so you could have more natural light in it? Or an eating area? Or pretty much anything other than a laundry room? For mechanicals, in a hot area, you should be thinking about constructing the home with an unvented attic. That makes the mechanicals be in the home's conditioned space envelope. If you plan the home with a steep enough roof, such as a story and a half, then the attic space can be both mechanicals and a lot of secondary storage space. I'd also put the master bedroom there, upstairs, and leave the "downstairs master" to be more isolated from the public space and use that for the relative's space....See MoreFloor Plan review Please
Comments (12)I'm not sure what the small closet is for in the kitchen (pantry?) but I did move the sink wall up a bit, so dishwasher could be on other side and door to porch doesn't eliminate cabinetry. It's usually better to have the dishwasher on the side opposite the range/cooktop, so there's more prep space by the range, and room for dishes by the sink. Also added a prep sink (if you like it) on island and possible wall oven for baking. The doorway to the mudroom should not take away valuable prep space (hot pans, etc.) by the range, so I moved it down and pushed fridge closer to main work area. Microwave could go above wall oven...it would make a nice snack area on that back wall. Not sure of the importance of closet opposite stairs, but evening the front bedroom wall is going to save you some money. You have large closet in laundry area and storage in the garage. I did make the garage and screened porch slightly larger, so up to you if you like that. Comments (26)WOW! Thank you everyone for the great feedback. I was thinking I would just get one or two additional set of eyes on my plans, but this has been great. Let me do my best to address some of the call outs. Consensus seems to be that we review the W/D location, the MBA layout, and the stairs. As far as the laundry room, I completely hear each of your concerns. The walk will be pretty far, but at least one good thing is that we only have to do laundry once a week. I will talk it over with the SO to see if a closer placement would fly. In terms of the MBA layout, I too feel it seems a little big, so we will continue to work with the architect on that room. Regarding the stairs, we couldn't agree with each of you more. Regardless if my in-laws live with us or not, I just do not like 1/2 steps in a house period. We are now working with the architect to see how we can get those garages level and eliminate the stairs. cpartist - your comment on the extra door entrance to the master closet is really intriguing. Especially if we move the entrance to the whole Master area to make it all enclosed. We will definitely keep that in mind. bpathome - It is hard to tell from the plans, but the seat in the master shower has a handheld shower head located there for the frequent ritual we call shaving the beast :) So it will definitely be put to good use. mrspete - you read our minds when it comes to the ceiling height of the kitchen. We have noodled putting in faux beams in the great room, but we really aren't sure if it would look good to run them through into the kitchen. We have talked about dropping the kitchen sink at least 18" in order to set it apart from the other rooms as well as not make the cabinets seem like they are floating right in the middle of the wall. More to come on that decision. lakeviewgirl - thank you for the call out on the DW location. We will have that switched with the trash since we will like be using that right side of the oven as our likely main prep area. I actually like the look of the garages on either side and like cpartist says, they are also very common where we are building and do create a neat courtyard look. Here is what the front elevation looks like: Here is a house that I think ours will look similar to (just flipped): In terms of the closet location through the bathroom, we were the ones that asked for the design to be this way. Like nini804 calls out, we have always wanted the closets to be a little more secluded as we both travel for work at least once a month and have to get up @ 4am just to get to the airport. That way as long as the person can "ninja" it out of bed, the other can continue to sleep hopefully. chisue - I also don't understand the "via a toilet" comment. Yes, you do walk by the toilet closet, but not through it. chisue - As far as the MBR, we currently have our headboard flanked by windows, so we have no problem with it whatsoever. Comments (18)Thank you! I'm happy to share pictures. I remember when I was trying to pick out flooring (it took me a year to make a decision) I was so frustrated that I couldn't find pictures of all of my choices in rooms and only had swatches. Here is a picture of the front door. Our house faces the north so we usually get the sun through the side window. I love how it can change colors based on the lighting but I love it in each setting. I sadly don't have a current pic of the sun coming in on it but I can try and get one for you. I honestly wasn't sure about the saw marks either when I was making my choice but now that the floors are done, I love them. They don't stand out much to me and when I pay attention and actually look, it makes it seem not so perfect and I like that. We did the whole first floor of the house so I'm including a pic of the flooring in a bathroom as well. I hope this helps! Here is one with the area rug in the main room too: On another note...since it can look so different based on lighting, I would say the overall look of it is closest to the picture of the dining room table without the rug under it.
