I have thought more about this. Like Beth said, you could really get a lot more in that bathroom with only one door. I think I drew what she suggested. As far as the door between the two areas, I think it could go either way, but if possible, I think a pocket door that slid into the area by the tub would be better. This would keep the door from being in the way and be almost entirely hidden if not in use. I had one additional thought as well. Assuming later down the line there are additional children or the house is sold to someone with more than one child and bedrooms 3 or 4 are used as bedrooms. Is it going to be fair that the bathroom opens into bedroom 2? Seems like that might cause some disagreements. On that same thought process, the one thing that might bother me would be seeing into the bathroom from downstairs. Although this puts you right back in the same position having bedroom 2 walk around the corner to get to the bathroom, the view from below will be nicer and access will be more even between all 3 bedrooms. If doing something like this, I would extend the vanity the entire length of the room for plenty of storage underneath. (This is the placement of the bedroom door from your first drawing.)

It isn't whether the buyer will pay more for the new shower, it is whether it will APPRIASE for more. (buyers really hate to come up with more money because it will not appraise.) Around here, this is how baths and their fixtures are counted on appraisals. * Full bath (toilet, sink, shower/tub or shower and tub or tub since a shower can be added easily) = $3000 * 1/2 bath (sink and toilet) = $1500 * 3/4 bath (sink and toilet and shower) = $2250 Unless it has a tub, it is NOT a "full" bath with just a shower. It is a 3/4 bath. So in terms of the appraised value, that shower is only worth another $750 above the value of a 1/2 bath. And it does NOT matter whether it was $300 fiberglass thing with a shower curtain or a $5000 thing with a custom built base and high-end frameless door. $750 on appraisal around here. (And the median priced home in this county is $435,000. Less than 10% are under $200K High end area 40 mile round trip from a large grocery store) It is a nice-that-it-is-there thing on a sale but not make or break if it is obvious there is enough space to put in a shower. Minor plus if the buyer does not have to put it in. HUGE minus if you go with freaky colors and have a black tile shower or other 'out there' thing that is not widely popular (and I do not mean popular with designers but popular with the masses.) Keep it neutral if you tile - creams, almond etc. You will NOT however, get the cost back on sale. Plan accordingly.

The practical definition of a Juliet balcony is a deck that doesn't have a platform, only guard railings. The code interpretation issue is whether or not the exception to R311.3 that allows a landing less than 36" in the direction of travel is satisfied with a dimension of 0". The next question is what dimension would be allowed (2", 4", 6" etc.) I suspect you will find that your contractor knows what he is talking about. You won't be the first person to ask the building department for an interpretation of the exception to R311.3 and you may be successful but the only thing that is certain is that they cannot refuse the 4x6 deck the contractor proposed and they might accept brackets down to the existing foundation that would avoid foundation piers. They might also accept a 3x3 deck. The biggest waste of money would be the construction of two foundation piers that would later be abandoned. Ask your contractor if brackets to the foundation would reduce the cost of a 4x6 deck. If so, that might be the best solution. The contractor's offer to install the ledger board is a sign of good faith. Make sure it is through-bolted and properly flashed according to the new more strict code requirements added to the IRC after so many fatal deck failures. I recommend Grace Vycor Plus under the building wrap and over the top of the pressure treated ledger board and that should be protected with metal flashing (no unfinished aluminum). Metal flashings do not weather well when in constant contact with water on top of a ledger board so the vycor will prevent water intrusion when the metal flashing inevitably fails. the metal is essentially protecting the Vycor from UV rays. I stopped using ledger boards 40 years ago even for decks close to the ground. I always use Maine Deck Brackets.

Kudos. You did a fantastic job. Love that you brought the shower tile around to the other walls. Makes the room look much bigger. I'd remove the runner or get a different one. It is stealing your thunder and distracting from the nice finish selections you chose.
