Comments (13)Gee, I woudn't put more than $100 into the kitchen. It's neat, clean, attractive enough & functional, & fits in with the rest of your house. What could you spend money on that would be worth the expense? If you upgrade the counters, then you still have the old appliances & layout. If you upgrade the appliances, then you still have the old counters. If you upgrade one thing, there are too many things that counterweigh it. (does that make sense?) I'd leave it as is & let the new owner make the desired changes. I'm with edlakin; I'd rather an owner not upgrade so I don't have to deal with his/her tastes. Comments (2)Your current layout has a lot going for it. I like the L-shaped prep path (yellow lines), with the DW just outside. You might consider squaring the island, and keeping dishes in drawers across from the DW. Incoming groceries can be placed on the island, for loading to the fridge and pantry (green line), and the fridge is a straight shot from the living areas (blue line). I do like the idea of a prep sink on the island--when you have guests now, and someday when your child might be sharing cooking tasks (red lines). Comments (28)I know it's been a while and you've probably resolved the issue, but I wanted to tell you I really like your new plan. It has a wonderful clarity about it. It also isn't too symmetrical. The central corridor is strong and I think walking through the house, from one end to the other, could be quite beautiful. It would be nice if one end, or both ends, of that corridor was more of an "event". A dramatic window, or painting.... On the left side for example, with a little tweaking, if you swapped the dressing room with the bathroom, you could end the corridor with a floor to ceiling window, or glass block like you have in the front. This would make moving towards that end of the house inviting, and would bring light into the space. I do agree the kitchen island may be too big, and may end up completely dominating the space. Less can be more, and empty space can be more valuable that one completely filled. And since you have so much counter space, I'm wondering why the sink is on the island? Why put a messy sink in such a central position in the house? I see a lot of people building sinks into islands, and I don't really understand the appeal. Why not have an island that's just about the luxury of the surface, the stone. I think the elevation is also wonderful and I have no doubt you will enjoy this house. Comments (42)The listing is fine. It only needs tweaking. A good introduction that sells lake living and lifestyle rather than facts and figures catches buyers attention. Play up location, lifestyle and condition. Also, I'm going to suggest that you reorder your listing pictures. Put your best foot forward first. As a lake property, the most important feature of this home is the back porch, porch living, porch views, and aerial views. Feature these first in the listing. Then, the front courtyard. The interior last. You are selling lifestyle. You have done a good job with clutter and basic staging. The house looks clean and in good repair. You can always do better. Try to remove 25% more of stuff on top of surfaces, cabinet tops, walls, entries. Get rid of the stuff above the cabinets asap. Try put as little stuff on the floor as possible. Don't worry about the upstairs flex space. It was probably one comment. You might consider an area rug and comfy chair. I wouldn't spend a lot of time or effort on it. I haven't done an in depth look at the local market, but with only 3 bedrooms, a top of the market price and resort type property, it may not justify top of the market. It is possible that the market wants a 4 bedroom so family and friends can be crammed in for the weekend. Someone thinking about a VRBO type arrangement would not be attracted to this property because of the lack of additional sleeping space. If there are bedrooms in the basement/garden level be certain to mention them in the listing comments. It's a nice house. It will sell....See Moreonesharon
