Burglary/Theft during or after a showing?
Comments (31)Our house got broken into while we were in the process of closing and we were out-of-state. Fortunately, there was nothing in the house to steal AND we had an active and monitored alarm system. We received a call from the police department and they said it was probably some teenagers wanting to vandalize. They popped a window off the tracks using a screwdriver, but ran away when the alarm went off. In the 7 years we lived there, our alarm was never activated, but we paid for services every month. Just that one time prevented us from losing our sale and potentially costing us thousands in damage. It was worth every penny we paid over the years. I know a lot of people who put those alarm monitoring signs in their yards and may even have an alarm system in their house, but many burglars/bad guys know they aren't monitored or there aren't actual systems installed. They are deterrents for sure, but if you are showing your home, pay to have your alarm system monitored....See MoreRealtors: craziest thing you've witnessed during a showing?
Comments (27)I am an animal lover, and if I walked into a house like that with all the "trophies" I would walk right back out. I would not reward them with my money, there are other houses out there. It's one thing to hunt to put food on the table, it's an entirely different thing to hunt for the thrill of the kill. I never understood these people's mentality - they keep trophies and pictures as if they think these animals are beautiful - but their first instinct is to kill them. Then they also seem to think highly of themselves and think they're some tough guy because they were able to outwit the animal. Well duh, it's not that hard when you have a gun and the animal's instinct is to run away from you. This guy even had a tiger - aren't tigers on the endangered species list? What a jerk....See MoreQ for Realtors - time mgmt and showing buyers
Comments (13)I think the best agents are the ones that make you FEEL like their only client, even though they are actually really busy. When we were selling our house, our agent would always call us back within half an hour if we left him a message, always managed to make time for us, and responded promptly to our every request. A couple of times, he told us that he couldn't do something at a specific time because he was doing a walk-through or a showing, etc., but he would make sure that it got done. Talking to him always left us with the impression that we were his most important clients, even though he had lots of listings and our house was on the low end price-wise. On the other hand, when we were looking to buy in a different town, we went on some showings with an agent who had been highly recommended by a friend. We got into her car, and before we could get to the first showing, she got a call to show a house that she had listed (not one that fit our needs). Apparently, the sellers were insisting that she be there for every showing. She apologized profusely for the inconvenience, but as the house was only a few minutes away and we like looking at houses, we said it was fine. Having recently sold our own house and experiencing damage caused by thoughtless buyers and their indifferent agents, I definitely understood the seller's wishes! We waited at the other house while she showed it to the prospective buyers. It didn't take long, and we were soon on our way to the first house on our list. However, while we were at our first showing, she got another call to show her listing, and told us that we would be going back. By this time, we were 20 minutes away! We were pretty annoyed, but we really wanted to see the other houses on our list that day, so we agreed to it again. The third time she got a call to show the same house, we told her just to bring us back to our car at her office. I don't know if she made a sale to anyone who saw her listing that day, but she definitely didn't make one to us!...See MoreIs the buyer's agent normally there during the inspection?
Comments (36)It looks like additional useless bureaucracy, foisted on these agents. I had a mountain of such useless forms. Soon they'll add a form to disclose that the house is on a street and have the new buyer sign off that they realize there is a street there and on said street travels automobiles that could possibly run over children, the elderly or wayward dogs, not to mention pollute the air in front of the house, make noise, and possibly OMG park in front of the house. Then there's the future form to disclose that critters and varmints could possibly trespass in the back yard of the house and leave their droppings, eat the fruit off your trees, skunk spray your dog, kill your cats, possibly come into your house by way of doggy door and otherwise terrorize you. And don't forget the disclosure form for letting you know that you have other humans who live next to you, in front of you and behind you, commonly referred to as "neighbors" and that these neighbors could possibly offend you with their cooking odors, their noisy parties, their scanty attire, their unkempt gardens, and their dogs who might poop in your front yard. I'm sure there are other "disclosures" I've not thought of but that the California government is discussing at this very moment, all in the name of giving me, the home buyer, as much heads up as possible about all the nuisances that may face me in my life here in the beautiful Golden State....See MoreLars
