Hi first its depends how you going to dived the are even that its open area the question is if you going to have a island in the kitchen that will separate between the living room to the kitchen or every thing will be open kind of big loft, I saw houses with three deferent kind of floor some times is good some times is so so, depends how you do the connection between them You donÂt have to go with a high price wood for the kitchen; there is many kind of wood that will be chipper then tile for the kitchen, oak, pine or Bamboo in good quality (not the 99c or $1.30). The island is large enough to have a good zone of safety around the cooking zone, but not large enough to serve as the prep zone. Your prep zone in this layout will be the corner between your fridge and DW. And that would be fine for many people. If you want to prep and socialize with visitors at the same time, then this isn't a layout that will work for that and you'd need to move the cooking zone off of the island and put a sink there so that you'd prep facing out into the room. Whatever you decide, I'd make the entry to the pantry in the hall adjacent so that you could extend the cabinets down all the way to that hall and move the fridge down further to make access easier from the great room. That will also give you a good place for a MW next to the fridge. I'd personally also prefer a peninsula for some separation between the kitchen and dining room while still remaining open for the connection. I'd also prefer the cooking zone to be off of the island so that it would b easier and cheaper (and more effectively) vented to the exterior straight through the wall. Flank it with some windows to make it a focal point from the great room.

I think you have a most definite dividing point so it should work. The dotted line that goes across the island would be a perfect dividing point. Though it would be okay to keep the family room side of the island trimmed to match the kitchen.

Always nice to have inspiration piece. In this room, we are working with key pieces OP wants to keep. With neutrals, I find getting the right sofa with preferred fabric, style, size and quality is hardest to find so I start with hardest and let that drive other choices. It is also one of the biggest dollar costs. That’s my experience. It is an iterative process so not set in stone either. Along the way, one might run into a rug they love. So we adjust. Then let that be the driver. So just guidelines and used to help avoid problems.
