Major condensation inside with new Marvin windows in new house
Comments (40)Most certainly is Advil. Windows are just the most visible spot to manifest an issue with rh that is too high. There are other major issues that could be going on with indoor air quality, hidden condensation on other organic surfaces, etc, by having too much moisture in the home. I realize that you like to be the voice of dissension Todd, but that advice is irresponsible. The problem is not just some moisture moisture on the Windows, again, that is only a symptom of a larger issue. As I stated earlier, the best course of action would be to get the RH levels to an acceptable level for the conditions, and contacting your building analyst/energy consultant as opposed to leaving the health of your home and family to Internet speculation would be advisable....See Morebuying a new build home-repurchase same appliances as prior remodel?
Comments (4)I also second looking at the Lumen model. I was going to get the Dimension but when I was ready to place the order, the Lumen was just released and I have no regrets with spending the extra $200 for that and I believe there was something else that was extra other than the led lights but I can't recall. I have the Best iQ blower and it was not as quiet as I thought it would be. On low to medium speed it's not bad but on high speed is definitely not quiet. i would think external blower will be quieter but my house config doesn't allow that. I never had french door fridge until this remodel and I didn't like it as much as I thought I would. Do I hate it? Not really but if I were to choose again, I would probably pick a bottom freezer with just one door for the fridge. I have a Miele 30" oven and speed oven. I love both performance wise but my speed oven acts a little weird altho not affecting performance. Service Tech didn't see any error codes so they can't fix what they don't know. The issue is sometimes the display would freeze during time countdown when I use it as microwave, but it will catch up about 15 seconds later, only display freeze, the oven was working. Another issue once in a while the oven will have the "turning on music/tone" when no one is nearby the oven. When I check, the oven was still off, so it seems like just the "music" went on, not the oven....See MoreBuilding a new craftsman style home. Builder wont fix major issues!!
Comments (63)Just to be clear, I don't see causation for the developer, it isn't that you and your attorney can't argue causation for the developer, feel free to sue him and roll those dice, but it is an expensive get. Your chances of winning are much less than they are against the builder, and you are unlikely to be awarded attorney fees on a negligence case with this many questions. You must show that the developer had a duty and but for neglect of that duty your house would not have these issues. There are many problems with this assertion, first, and hardest to overcome, is if you knew the approved builders before you bought the lot then you found them acceptable. You have to prove that the developer had a duty to the homeowner. Someone please tell me how selling a lot with certain covenants and restrictions creates a duty for him to fully insure the benefit of those covenants and restrictions that supersedes your acceptance of those covenants and restrictions. That is just one of the three things that you are going to have difficulty overcoming. Once you establish duty, you have to show that there was no reasonable action available that would negate the damage, noting that there are other builders available you would have to prove that they all have similar issues. Once you get past that, you have to prove that the developer actually neglected his duty, which since he has kicked the builder off the development is another tough get. It just seems like a tough win, that is going to cost more than you end up with. Sorry, but that is my opinion. ---------------- Along with my father I have developed several mixed use developments (homes, apartments and shopping), and I am currently a member of an LLC developing a small shopping/condo warehouse district development. I am not saying the developer will not want to help, I am saying as a developer, access is the leverage I have (the money that builders can make from me). Once the builder is removed he is going to tell me to go pound sand. I will happily testify on your behalf if need be, however, if I start paying for things to get done I am opening myself up to an argument that I accepted responsibility. As much as I want financing and publicity to be positive, that has to happen on the front end. I can't start paying for the mistakes that builders make without opening myself up to being responsible for every problem by every homeowner....See MoreBest Windows to Install in New Home Build
Comments (23)I preferred the 400 Woodwright for years because the thickness of the 400 Tilt-Wash sash forced exterior mullions to be flat which was unacceptable for my projects. That was eventually changed so the windows now look almost the same if you don't mind the protruding glass stop. The frames are the same; the sash balances are different and I have no way of knowing for sure how durable the PPG Flexacron epoxy paint is. Its used for other all-wood windows. I don't know if Adnersen treats the wood sash with a preservative like Pella does on their roll-form aluminum clad windows. I guess the Tilt-Wash might be a reasonable alternative if the budget couldn't accommodate the Woodwirght and the home owner didn't intend to live in the house forever but it would also depend on how competitive the price for the Marvin Elevate fiberglass windows was. At this point its unlikely I will ever use the Tilt-Wash. TILT-WASH on the left; WOODWRIGHT on the right...See MoreRelated Professionals
