Gardnergal I just tried a different approach to my 10X12 foundation and it may also work for you: I placed Qty 4 green-treated 4x4 timbers INSIDE the greenhouse floor, criss-crossing them. I cut a slot on the bottom of each timber 1 1/16" from the end about 1/2" deep, such that the timber rests on top of the metal and holds it down. Then I put 4 lag bolts into every timber end (thru the foundation of course). Makes everything nice & straight & square, and the weight of the timbers oughta hold it down good. Then we filled it with pea gravel. Others will fret that the metal foundation contacting both ground and green-treated lumber is problematic; I don't think the things going to rust-out and/or fall down in my remaining lifetime. I will post pictures when I get a chance...

Sorry I didn't see your post, feisty! My internet connection at home is down, so I'm offline on the weekends. We finished the greenhouse this weekend and didn't have any problems from clipping 24/25 that I could tell. We did have a very annoying issue with one of the door frame pieces--I had to grind down the top end of one piece so that it would slide onto the track--it was about 1/16 inch too tall just behind the wheel, if that makes any sense, and it acted like a stop that prevented the door from going all the way onto the track. The only other issue we ran into was that my #60 pieces of polycarbonate were just a smidge too short, and wouldn't fit both under the crown and over the gutter, so I ended up shorting the tops just a little so it will hang over the gutter and using foil tape to cover the gap at the top. Anyone else have this problem? Still need to install my automatic vent openers and set up my benches, and DH needs to hook up the wiring (conduit is already run from the house), but it's usable now. We had a big rain this morning, but I didn't have a chance to check the GH and see how it fared before I left for work this morning. I did notice the floor was wet, but I had left the roof windows open. Leigh

Wow thanks everyone for good questions and feedback. Kirkhall: I fixed the door swings thanks for that. The split closets on the left bedroom are meant to be a storage room and then the closet for the room. In my latest draft my wife and I opened the right closet to make a nook with a window out back. Less closet space upstairs but we have a ton in the basement. As for the bedroom on the right we want to do a built-in bookcase where the gap is between closets. AlexHouse: All I can say is WOW :) The feeling we are going for is more of the rock arch over the range and then the pizza oven next to it faced in the same rock so as to extend the look. We are using thin sliced stone for the walls to save money. LauraJane02: Thank you for that idea but we still need to think about the door changes for the MBR. Still not sure what will work for us. The new layout is simpler and uses the space better but we arent sure how to shift it. Still taking ideas. AM.E: I dont have any good elevations just yet BUT here is a sample I got from one TF company we asked for a estimate from. Modified Home Plans It is close to what we want except wtill working on the front proch roof line. Overall though it is the correct feeling. We are doing SIPs except the roof in the walkway we are doing stick built. And the garage will be 100% stick. As for the open areas, thats the point of doing Timber :) at least for us. We love that open yet homey feel of the timber frame with trusses. We will build in the fall/winter this year if all comes together :) Thanks again everyone!

Ren, It is an adorable plan and one that I looked at when we were choosing houseplans. But the size and layout (side entry, small rooms) didn't work for us. You were looking for cost information, I hope you don't mind if I make some comments on the plan itself? The dining room is small and the french doors opening into that space limits furniture arrangement. Measure out 9 x 9'6" and see what you can fit with 3 ft of door swinging in. I'd suggest sliding glass doors instead. I agree with Oruboris to eliminate the half bath on the 1st floor, this would leave enough space to put a stacking washer and dryer. Otherwise I would assume you would have laundry space in the basement? You want to keep costs down, you still have to think about actually living in the house, not just now with the two of you, but would you eventually plan on a family and want a little more room. Possibly add 2-4 feet to the width? This plan wouldn't adapt easily to additions as your needs change. Granted you have the basement space, but you said your land is flat, so does that mean no slope for the walk out? It's tough sometimes to look at a floor plan and really 'get' what the space will be like. If you are able to go through a model home or know someone who has built something similar it will help. If not, when we were looking at plans, it helped to physically measure out the space (say 10 x 10), to 'see' it and also measure our furniture and if it fit. I made furniture templates and put them on graph paper and played around to see what worked. In an open floor plan you have to allow for walkways through the space, too. You know best what will work for your lifestyle so just trying to give a few ideas FWIW. I found I fell in love with several plans and thought they were perfect until I really looked at them objectively. I wish you the best - it's an exciting process. Jill
