Which lot would you prefer and why?

Looking to build a new construction home and I’m a little torn at which lot to pick. I initially wanted lot 1041 and now I’m starting to have second thoughts. Looking for any advice or thoughts. Thank you in advance!

That space is reserved for a different collection of homes, probably 4-5 houses across.

The limits of my citrus growing experience extend to rearing a couple of meyer lemons for a few years as potential bonsai. Later, I grew a couple of flying dragons. I gave the plants away because I didn't think the growth habit was appropriate to the quality of form I look for in my bonsai. IOW, I had concluded that the growth habits of citrus as a group make them difficult and not particularly attractive bonsai subjects, though I know there are some exceptions. Citrus growers - please don't take that as a slight. There are many 'groups' of trees that don't make good bonsai subjects, and that has nothing to do with what you folks are doing. I was just offering my 'citrus' background so you can readily see I'm not an expert on citrus. I am, however, well versed in tending a very wide array of trees in containers. At this point in my 20+ year journey growing trees in containers, I have about 75-100 tropical trees, and somewhere around 200-225 temperate trees. By necessity, I repot more than half of my (a guess) 300 trees each year. I say by necessity, because we can tell within a couple of months when our trees need repotting. Whether we repot them at that time is a different5 issue, but at the point where the root mass has become congested to the point the tree can be lifted from the pot with the roots and soil mass intact, the tree needs repotting. This is a much more reliable indicator than any other method, and has been scientifically verified many times in tests by nurseries that have a vested interest in maximizing growth. They know that the growth rate begins to slow at that point, and that it continues to slow as congestion worsens. Not only does the potential for maximum growth within the limits of other cultural factors evaporate with root congestion, so does the possibility of peak vitality. Tight roots are a stress, and that stress affects the entire organism - even to the point of increasing the likelihood of insects infestation and disease. You CAN pot up before the tree reaches this point with no ill effects or decline in growth/vitality, but if the tree HAS reached that point, potting up will only allow a PARTIAL return in vitality and growth, and will set the tree on a gradual slope of decline. Soil - No plant like any portion of the soil to remain saturated for more than a couple of hours. Deprived of enough O2, metabolism and root function is negatively affected and fine roots begin to die. The longer the deprivation, the larger are the roots that are killed. When O2 returns to the soil so normal root growth and metabolism/function can resume, the tree then has to go about the business of allocating either current photosynthate (food - energy) or stored energy to regenerate lost rootage. For this reason, you should always use a durable and well-aerated soil. You automatically sacrifice potential growth/vitality when you choose a water-retentive soil that supports any significant amount of perched water. Repotting - use your own judgement, but I have repotted my own citrus by removing the bottom 1/3 of the roots and then 3 wedges equal to 50% of of the remaining roots with no problems. I also have several friends in CA and 1 in TX that uses the method religiously. Use whatever method you choose, but removing the old soil and root pruning is imperative to best growth and vitality. Once a tree has been allowed to remain in the same soil/container beyond the point where the soil/root mass can be lifted intact, growth is permanently affected until the time that the limiting factor of root congestion is eliminated. This even applies to trees that are severely root bound and are then planted out. I have worked on trees that had original soil so compacted that the soil was harder and stronger than fully lignified (woody) roots. You guys recognize the growth spurts in your trees. Repot as a growth spurt is winding down, or early in the spring. These are the periods of most rapid root growth. Adopt your own methods if you like. I just explained the 'whys' of it and how I proceed. There's no reason it shouldn't work as well for you as it does for me, but you don't need to follow my advice or my procedures exactly. I suppose what I want to leave you with is: Your soil IS the foundation of your planting, and can certainly determine whether you'll have an easy time of it or a difficult time. The roots are the heart of your plant. You look at and fuss over the foliage, but it's the roots that are REALLY in charge. We're just starting our remodel, but we bought the Dacor 6 burner 36" rangetop. When we did our research, we took our biggest normally used soup pots and 14" skillet to the showroom and tried them out to see what we liked best. Go to the link to see the one we bought; and it's made in the USA too. They also make a higher end one with a few more bells and whistles. Now just have to find a range hood... Hardwood or porcelain, which would YOU prefer?

We have both porcelain and wood in our house. I love them both. We have porcelain tile in the kitchen, bathroom, foyer, and the traffic areas, and engineered wood in the living, dining, and family rooms. Our through body gray porcelain doesn't show the dirt and is easily cleaned. Our wood floor does not have a lot of texture and our footprints with bare feet and our dogs spots from chewing her feet show up in the light. It's an easy wipe down, though, but it really shows the dirt sooner. About our feet, my husband really has foot pain with the porcelain when he's in the kitchen. I, on the other hand, do not have a problem. He never had trouble with the vinyl floor we had before, so it must be the tile. Truthfully, we really like both. In mho, I think that porcelain should look like porcelain if you have it. Trying to similuate another product doesn't do it for me. If you want the porcelain, there are plenty of beautiful kinds to choose from. I don't like the little squares of wood or floating floors that look like tile either. if it were my kitchen to redo (leaving the sink where it is for plumbing) I get a counter depth fridge and put on the south wall, move the stove down to about where the fridge is now (leaving a space for countertop to each side of it), put the DW where the stove is, then I'd even skinny up that penisula with maybe cabinets at 12" depth under it. I'd also round out the corners of the counter top of the penisula (then 2 people could sit at the end - at each 'corner'). there'd still be room on the south wall for a pantry and the far wall by the dining room could be a computer / message / book / study area. depending on how much etc the penisula got skinnied up there might be room for the DW to the right of the sink even and then the stove could go midway on the west wall (figuring that's west). I'd put in banks of drawers on either side of the stove and to the right of the sink (if DW not there). probably no drawers on the skinny cabs under the penisula (unless custom cabs). depending on exactly how i worked it I'd also try to have a trash bin under cabinet close to the sink (maybe under sink?) I don't see the need to push a fat fridge back into the bathroom etc and use money that could go for a window. windows are a priority on my list. big windows! lol! with the stove moved farther down, maybe the sink could move a bit to the left making room for the DW to it's right. I'd prefer that and would try to get that to work out. hopefully there's no rule that says the sink has to be centered. I'd rather it off center w/ a big window than centered to a small one.

1045; it's at the end of the cul-de-sac, be quiet and peaceful. 1041 will be noisy and constantly have traffic and although 1045 has a road behind, you could easily plant trees and a hedge inside to curb noise from the rear.

What is north/East/south/west and in what type of climate are you in. Are all the lots available? I don’t think I want to be next to unknown space as to what would be built there as it could turn out to be something that could devalue your home.

Are these houses all being built at the same time? Or are the blacked out ones being built later? Dealing with construction trucks, noise and dirt is not fun (especially nails in your tires), if you’re able to pick a lot that has houses built up around it already, that would be preferable.

The map is correct, with North on top. I live it California so mostly hot. The darkened areas are part of a different development for smaller homes. The lots that are white are currently available and the gray ones are future releases

@K R I am posting a pic of the other community being built. Looks like it will be built around the same time. All the white lots are phase 1 and they are working their way outward

I'm presuming that you are looking to purchase a new construction tract home, correct? If so, are you selecting a lot based on the location and size of the lot, rather than the floor plan of the house to be built on the lot? Most tract home developers give the buyers little, if any, choice in which floor plan will be built on each specific lot. Otherwise, there could be situations where there is an overabundance of one floor plan.

So, in order for folks to weigh in on which lot would be best, we need a little more information.

Assuming you're building a custom home and not picking from a selection of established floor plans, I'd personally pick a lot with (1) limited east/west exposure, and (2) the front door facing south (or possibly west, if you desire an attached front-facing garage, since I'd want a garage to block western heat).

My reasoning for number 2 is that I like my living spaces to face the road so that my private sleeping spaces face north (my family sleeps better on the coldest side of a house, and I want all bedrooms together).

So, a lot depends on what your priorities are. :-D

If the home is a tract/production one, pick your floorplan first, and then determine which sides of the house you want to face which directions, then pick a lot accordingly.

Thank you for everyone’s questions and comments so far. This is the floor plan I chose and for the time being, any of the lots from my original picture can be used for this particular floor plan. Due to it just opening for sales, there aren’t any restrictions yet for floor plans per lot.

With that floor plan, I would avoid lots that face East or South, since having western sun entering the kitchen would be a deal breaker for me. :-)

If you can mirror image/reverse the plan, at all, that would open up your lot options, to make sure that the garage is on the west side. That's what I would do... Prioritize the garage's long side on the west (I'd feel bad for the occupants of the upstairs bedrooms, though.... too hot to sleep :-( ).

I'd pick a lot which allows living and kitchen to face south. If there are no lots that do that, I'd move on to another development. South facing is the ideal orientation for a house's public spaces. West facing is the absolute worst.

Low traffic would be the next priority after orientation.

@A S I’ve been house hunting for over a year. I thought Covid was going to slow down on house sales but it’s been the total opposite here. It’s a sellers market and houses go pending a day after being listed. I’ve put in a couple offers and got outbid. I was fortunate to come across these new builds with decent sized lots. This plan was definitely the better of the 4 they had to choose from. 1045 is looking promising so far

The only thing that would deter me from 1045 was what was happening on the street on the other side? What type of road is that? How busy etc?

Hard to say because that whole area is just vacant land right now. Most likely will more tract lot homes. I don’t even think that street exists yet

Orientation, soil condition, adjacent structures, utilities, topography, local amenities, taxes, price, proximity to expressway, and probably more.

Which lot would you prefer and why?
