Ok, so where to begin... I had nothing but problems with Wayne homes. I used their excavator and contracted price for clearing my lot of 52 trees. he left 7 or eight. no credit for that. he took 90% of my wonderful dirt that he REFUSED to let me keep, said I had to pay more to haul out extra. I told him I wanted my dirt, nope he said. then charged me more money to bring in two truck loads of CLAY because SURPRISE i needed it for the final grade because now he doesn't have enough dirt. then had a nerve to try and charge me almost 7k over contract for extra time and work because he was too lazy to read the diagram correctly to where the water company had for the location of the water tap. he dug from the wrong direction and couldn't find it. as a matter of fact, someone from his crew actually pointed at it when I asked what that faucet looking thing was under the ground that they covered up with gravel. did I pay the extra money hell no! i should have sued his ass. he tried to tell the field manager to NOT give me my keys until I paid. he made a fortune off my tree's and dirt, broke the silt fence with his tonka truck and had the city on my back because my neighbor complained about the mud running into their yard. my house was built in mid 2015 and I still have trouble growing sustainable grass on that clay. nothing but grass dying in patches every year. Next, within the first two years I've had the fix it guy come out and adjust doors, change the parts in the toilet which went bad in their cheap Gerber toilets. two more have since went bad and they only like Gerber parts! universal parts allow water to leak. Next, I was told a cleaning crew would come in and clean out the vents of the drywall dust and stuff before final walk through. That never happened. framing crew threw plastic and tie wraps in the hole under my front porch like they didn't care about the environment. another crew was in the garage smoking and throwing butts inside the garage in the gravel. I DON'T SMOKE thank you! I know everyone take lunch when the time come, but don't leave your spilled cups with sold on the floor. I don't care for ants! next on the list that I'm mad I didn't see before, was my front doors placement. A two year old must have measured the placement because it's not centered! someone even went as far as cut a chunk out of the corner of the molding to make it fit! hurry up and get done in 4 moths right? shh... don't tell the field manner or homeowner and lets hope they won't notice it, because we will have to fix it and I want to get paid now!. 250k house? not worth it with the cheap materials used. the only wood in the house is probably the kitchen cabinets. lastly, my basement wall. as of the middle of august 2019, I've contacted Wayne homes about my basement wall being wet. before you saying anything about the two year fit and finish, I pointed at my wet wall before the second year was up. I was told someone would contact me about it. did they NO! did I call? Yes i did and multiple times at that. left messages, phone always busy, never got threw to anyone. I figured I'd let the ground settle more, heck I'm new to this stuff and thought that was the problem. almost five years later and the wall is so bad with salt crystals coming through the blocks. i called again frustrated, put a message through a website that deals with the waterproofing and finally had someone come out. the solution you ask? probably have to go to court. everyone's pointing fingers, Wayne is trying to say i'm past the 2 years but I told them about the problem before their guy retired (within the two years) now their saying there was nothing in my file about it? Of course it isn't . they have all the files, a recycle bin and shredder. Waterproofing said it was a footer tile after he did a water test. footer tiles were checked and yes it is a footer tile sitting at the wrong angle water has to climb up to get to the water pump but will only get there once the pipe is filled with water and allowing water into my concrete blocks. my old small house is built better than this. heat vents that go from the furnace to the rooms? not anymore. now there's this new thing called cardboard sheets that run along the studs to act like the metal box tubes we all new and loved. Remember that wood trim that goes on the sides and top of the window? they must be invisible. I didn't know that was the new thing now. for 250k, should that come with the over-inflated price? hollow doors, i can hear my kids piss and take showers in a ranch that is 2200 sf and we don't have bedrooms or bathrooms close to each other. I could probably say more but i'm going to stop here. Stay away from Wayne home's PERIOD! can you believe a contractor from Wayne home told me they laugh about how cheaply made the houses are? said all they need is a hammer to go through the outside wall. there wasn't much said in complaints when I was looking for a builder. I guess the type of house I chose is why I picked them. models you go look at have 50k more put into them to make them really stand out but I guess they know that because no one would choose any of the houses in their basic packages.

poolguynj and other PB's thanks again for the quick follow ups and feedback on my questions and concerns. currently the PB still has his maintenance guy coming over daily to check the chemicals, brushing etc. and adding chemicals as needed. PB said that he would do that for about a month before turning it over completely to us for maintenance. natural one, thanks for your comments on the pool build. the PB was actually there for all of the stages and on site a quite often so we felt that he was on top of everything from beginning to end. as fari as the drains, personally it doesn't bother me and kinda like the contrast but that just me. what actually bothered me more was the color of the pool cleaner, it's white with a white hose and when i asked about it our PB said that to get the black one, it would be about 300 bucks more. uh, i decided the white one didn't look bad after all! also, we had a landscaper come out last week and give us a bid for some landscaping behind the pool. it was over 6800 for landscaping that i was not even going to be able to see since the back beam is raised.....i nearly swallowed my gum when he told us the price. so we are thinking now that we will reduce the size of the bed directly behind the pool, but add perhaps some windmill palms on each end to give it some character and instead, add some beds on each end of the pool so at least we can visually enjoy some of our expenses! the sun came out today so hopefully i can post some pictures this afternoon. We are currently building with Wayne Homes out of their Greensburg office. Most HORRIFIC experience ever. I wouldn't hire them to build me a dog house! We closed on our construction loan last May, didn't dig until July, and have no closing date as of yet (April 2017). I have never met more incompetent individuals in my life and can not understand how this company is even in business. You can read our review with the BBB to find out more details. I warn you, it is very long! Quick run down though..started with issues with permits. Their office never even called to submit, just looked online causing them to constantly miss forms due. took 8 weeks to dig. Day of dig, their excavator could not because lot was not properly prepared. We had our excavator meet with our field manager to make sure there was no miscommunication and the field manager was the one who approved the lot. Our construction drive, which we paid over $2500 for, had to be basically covered over. Wrong color shingles on roof. Framing awful...windows had to be ripped out months later after the house was sided, stone on, paint, trim. Every single exterior door framed incorrectly. Drywall awful. Every room in the house had to be "corrected" after the entire house was pretty much done..carpeting in, kitchen appliances in, all of the painting done (which we paid extra for to have other colors and different finish). Major amounts of drywall dust in the carpeting and all over appliances, no one covered anything. They scratched our almost $1000 cooktop because of this. They agreed to pay to have it buffed out but it looks awful so now we are fighting to have it replaced. Paint and spots of drywall mud dried up on carpeting yet they are refusing to replace it. Their workers also walked through everywhere with shoes on (during winter) and have mud, stones, dirt,etc all through it. entire kitchen ordered wrong and the info was not written into our contract correctly so we basically paid almost $20,000 for our kitchen and did not get what we paid for. Part of our kitchen was the umber finish, part antique white. All of the antique white were ordered white so they had to be reordered and incorrect again. Floors creak everywhere. We were told at our lot inspection we did not need a sump pump. Somehow we ended up with one. We had the construction manager shoot the fall again recently. He claimed we did not have enough fall. So we had 2 other people do it and there is plenty of fall. Construction Manager redid it after the findings were different. Agreed now but still won't put the natural drains in even though it was their error. The plumber ran the sump into the sewer which is basically illegal. This is just a brief summary. There is much more detail to each of these issues and lots of other issues as well! Needless to say this has been a horrible experience and we would never recommend them. We had a lawyer submit a letter with our complaints only to receive an arrogant response from their company (not even from a lawyer) which was filled with completely false information. It's pretty obvious the amount of significant errors that were made on our home if it has been over 9 months since our dig date! So much for a "guaranteed completion program"! that is a joke too...we had Lowe's lay our flooring on just the main floor. This was installed AFTER our guaranteed completion date had passed--it's obvious nothing we did caused the delays, but because of this we don't qualify. How convenient for them! We just had our inspections finally, but there are countertops that are being ripped out, a window that will not even close, a door that has yet to be fixed, and a few other things not to mention the carpeting, sump, and cooktop issues that need to be resolved. So we have no idea when we will actually close on our home and be able to move in. We will not be authorizing the final draw until our issues are resolved, though, so it may take a while. All we can say is STEER CLEAR!!!!!!

First, cabinet costs increase every year by about 3%. So the person who had a really nice kitchen installed 12 years ago will be surprised to learn that to replace that kitchen with exactly the same product will likely cost $17,000 today. But I would bet that kitchen doesn't have a single blind corner turn-out or some other nice features that many homes need today. How high are your ceilings? Big cost driver. Homes with 8 foot ceilings are cheaper to do than 9 foot or 10 foot ceilings. Those are major cost drivers. Paint versus stain adds about 10% to cost--add a glaze and you just added another 15% to the paint. Do you have any unique architectural features you want. Those can add up quickly. How many bathrooms do you have. And laundry rooms and bookcases--they all add up. I see nothing wrong with IKEA if you want or need cheap and thin. Oh, and made in China. Most IKEA cabinets are made there. Possibly they use child labor or prison labor, who knows. But best bet is to assume it is 6% to 12% of new home construction, all dependent on the above factors and more. More complex jobs will have a higher percent and less complex jobs will be a lower percent. Track builders regularly do their cabinets at 4% of total job cost, but they are usually very cheaply done, not of plywood, not 3/4" thick and usually underscale for the spaces. Happens often. Those home buyers are my customers 5 to 10 years out as their cabinets discolor and become a bit worn. So dear lady, for your $12000 cabinet job, I would like to put them next to a high quality job and watch your face. There is a difference. But there is nothing wrong with a modest approach from a good cabinetry group--they can make it look like a million dollars and give you a real warranty, unlike the guys doing these things in their garage. You get what you pay for in a very competitive industry and there is no rule of thumb, just a wide range.
