add a master bath if it means the third bedroom becomes tiny?

Hi, we have a very modest 1250 square foot home with 3 bed 1.5 baths. we love our tiny mortgage payment and huge yard, so we don’t want to leave. With one almost teenager, I’m wishing for a master bath. For cost reasons we want to avoid adding to the exterior. I can add a small master bath but the third bedroom would become very small: 8’3” x 9’x3” ... we think this would suit us fine and I’d have a twin bed, bedside table, and small dresser in there for my youngest. The room is on the back of the house and I still think it would be quite charming with two windows and a view of the garden. What do you think of this for the long term value of the home though? Is this too small? It also has a tiny closet for hanging clothes and a small area the door opens into that is not included in the the dimensions I listed. Thank you!
