What to expect at the new home design center?
Comments (11)It is laughable how these things work. Salesman? YES they are. Here is the dumbest strategy the home salesperson tried to use on me. She said, "Well, you have $xx,xxx ( many thousands) left to spend." "What?" I said. She said, "Oh yes. Typically our buyers spend 20% over the price of the home on upgrades. " It is a strategy that psychologically gives a person permission to spend. I said, "Not me.'" (As a side note, I built my own homes in the past and recently helped a friend build his house. I just did a MAJOR rebuild of my current home. Plus for years I have studied the latest design trends. Comments (46)artemis_ma, I'd rather not walk from bathroom to closet through the bedroom (I get dressed after I shower). I definitely don't want to rely on my DH to remember to close the bedroom door behind him (because invariably he'll forget) so that I can go from bathroom to closet without putting on a show. I'd be in the same bind if the bedroom shades/drapes were opened while I was in the shower. (Why, hello, neighbor! lol) To each their own. =) Andrew Page, finally you tell us that yes, you need the 4th bedroom! This is information that should have been included in your original post. Off to delete the idea I was drawing up.... I'm assuming that, in addition to the stairway location, the center wall, front to back, that is one side of each module needs to stay as drawn on your plan. Is that true? If it isn't, then there is more flexibility for room lay-out, as damiarain's plan shows. That said, with all the changes that need to be made to make your plan more functional, why not consider other plans or other modular home manufacturers as katinparadise suggested to find one that meets your needs with little or no modifications. I would think that all the change orders required to modify your plan will increase the final cost. A frosted glass door for the upstairs laundry room would help (good idea) as One Devoted Dame suggested, but even so, I'd encourage you to find a way to add an additional natural light source for the upstairs hall. Our upstairs landing is open to the 2 story entry and the 6 x 6 window over the door but because the entry faces northwest, the upstairs landing and hallway aren't as brightly lit as I'd expected when we built, especially on gray days....See MoreNew house design plan
Comments (10)Generic plans are just that...generic. They dont take into account specific site conditions. They don't have foundation plans which work on a specific site and soil conditions. There are no structural, HVAC, electrical and plumbing plans or data. There may not be finish schedules, window and door schedules, yada, yada. They may not meet the requirements of a local jurisdiction for a building permit. Changes and modifications will cost money. Just go and sit with your architect and discuss your site, functional needs and wants, preferred architectural style and your budget. Your architect will do the rest. Comments (18)What do the elevations look like? Personally I think you can do better especially on 22 acres. I absolutely would never have my main rooms facing west which is what I meant to say earlier. That's turning your house into a sauna, especially late day in summer. On 22 acres you could build a house that's an L shape for example that takes advantage of southern light and minimizes the western exposure because you'll never be able to enjoy those views from the west. Ask any of us who have had western facing rooms here in Fl. I suggest before you go further, you read up on passive solar heating/cooling. Additionally you're not getting younger, and your laundry is very far from where most of it is generated. You're healthy now but what happens if something happens and then carrying laundry becomes an issue?...See MoreFlo Mangan
